Pagani Residences marks the first residential project curated by Pagani Arte, the design division of Pagani Automobili, extending the design language of the Italian hypercar marque into a built environment. Located in North Bay Village along Biscayne Bay, the project is situated within one of Miami’s emerging waterfront residential enclaves.
Conceived as a limited collection, the development brings together architectural planning, interior curation, and brand-led design under a single framework.
The project is scheduled for completion in 2027, with pricing evolving from a launch range starting at $2.4m in 2024 to current pricing from $3.7m (as of 2026).

North Bay Village location within Miami’s waterfront network
Pagani Residences is located within North Bay Village, a three-island setting in Biscayne Bay known for its waterfront orientation and relative separation from mainland density.
The site provides access to Miami Beach, Fisher Island, Bal Harbour, and the Miami Design District, along with connections to international and private aviation infrastructure.

Low-density configuration defines the 30-storey waterfront tower
The 30-storey building comprises 70 all-corner residences, arranged across four homes per floor, each defined by expansive terraces and water-facing orientations.
Homes range from two to four bedrooms, with internal areas starting at 2,000ft2 and extending beyond 3,000ft2. Terraces, ranging between 800ft2 and 1,040ft2, form a consistent extension of the living spaces, with widths reaching approximately 11ft.


Each residence is served by private ensuite elevator access, reinforcing a planning approach centred on privacy and direct entry.
The development also incorporates a 240-foot boardwalk along Biscayne Bay, a waterfront lobby, marina access with boat slips, and a combination of valet and concierge services integrated at ground level.
Duplex penthouses form the project’s top-tier residential offering
Two duplex penthouses occupy the uppermost levels of the tower. Priced at $30m and $28.5m, they established benchmark pricing for North Bay Village at the time of release in 2025.

Penthouse 01 extends to approximately 12,200ft2, while Penthouse 02 spans about 10,700ft2, each combining internal and external living areas across two levels. Both residences include private elevator access, 13-foot ceilings, and terraces positioned for uninterrupted views of Biscayne Bay and the Miami skyline.

Each of the two duplex penthouses is offered with a “Miami Edition” Pagani Utopia Roadster, a bespoke vehicle created specifically for the penthouse owners. In addition, buyers are given access to a design experience in Italy, including collaboration with Horacio Pagani and the Pagani Arte team on both the residence and vehicle.
The interiors are individually curated by Horacio Pagani and the Pagani Arte team, incorporating bespoke materials, custom kitchens, and integrated wine storage.
Automotive-integrated features extend beyond the residences
The project incorporates a series of features aligned with high-value vehicle ownership. This includes a limited collection of eight Pagani Paddock private garages, configured as dual-bay spaces with climate control, display lighting, and curated material finishes.

A dedicated vehicle management system provides storage, detailing, transport, and maintenance coordination, integrated with valet operations and accessible through a resident-facing platform.

Amenities structured across social, wellness and waterfront levels
Amenities are distributed across the building. At ground level, the project includes a waterfront lobby, concierge services, valet parking, a pet spa, bicycle and water-sports storage, and marine access.

A dedicated residents’ level brings together lounge spaces, co-working areas, a media room, a library, a meditation garden, and a limited number of guest suites available for purchase.
Wellness facilities are positioned on an upper level and include a fitness centre, Pilates and yoga studios, spa facilities with treatment rooms, and a restorative lounge.

At roof level, the amenity offering shifts towards open-air use, with a pool, cabanas, hot and cold plunge pools, and outdoor dining areas supported by a summer kitchen.

Extended lifestyle programmes include beach and yachting access
Beyond the building, owners have access to a private beach club in Miami Beach, offering managed beachfront services, concierge support, and programmed events.
A resident yacht club programme provides access to a curated fleet, crewed experiences, and itineraries, alongside reciprocal privileges at partner yacht clubs in locations including Monaco, Saint-Tropez and Porto Cervo.

Residences combine full fit-out with opportunities for customisation
All residences are delivered fully finished. Kitchens are designed by Italian company SCHIFFINI and fitted with Gaggenau appliances, while bathrooms incorporate travertine finishes and Gessi fixtures.

Buyers are also offered the opportunity to personalise interiors through Pagani Arte. This includes material selection, detailing, and spatial adjustments, with the option for direct collaboration with the Pagani Arte team.
Development, design and delivery team
The development is led by Riviera Horizons, a real estate firm focused on luxury residential and mixed-use projects. Architectural design is handled by Revuelta Architecture International, a Miami-based practice working across urban and mixed-use developments, while interiors are curated by Pagani Arte in collaboration with A++, an international design studio.

Landscape design is led by L&ND, a master planning and landscape firm based in Miami, and Fortis Design + Build oversees project management and construction coordination as a vertically integrated development and construction firm. Sales and marketing are managed by Fortune Development Sales, which represents residential developments across South Florida.
