Mandarin Oriental’s Miami development breaks ground with $1.7bn in residential sales

Mandarin Oriental Miami and Swire groundbreaking

The Mandarin Oriental hotel and residences on Miami’s Brickell Key have celebrated their groundbreaking with residential sales exceeding $1.7bn. The two-tower waterfront development is expected to be completed in 2030.

Developed by Swire Properties, a residential, hotel and commercial property developer, the project combines private homes with a new hotel operated by luxury hotel and residences group, Mandarin Oriental. Architecture practice KPF designed both towers.

The former Mandarin Oriental hotel on the site was demolished earlier in April to make way for the development.

The 66-storey South Tower will contain 228 private residences with interiors by French designer Tristan Auer.

The 33-storey North Tower will offer 70 private residences with interiors by Laura Gonzalez, alongside 28 turnkey Hotel Collection residences and 121 hotel guest rooms. Residents will have access to Mandarin Oriental services and shared resort amenities.

Homes offering waterfront views

The towers stand at the southern tip of Brickell Key, above a landscaped podium connecting their bases. Restaurants, pools and gardens extend towards the waterfront.

KPF places structural columns on the wraparound balconies rather than inside the homes, allowing for unobstructed interiors. A third of the residences have outlooks in three directions, which the practice says provide views of both sunrise and sunset.

The architects tested more than 50,000 floor-plan variations to assess views and refine the size and shape of the towers. They also used digital design tools to turn the curved building forms into construction-ready components.

Metal panels between floors change in colour from brassy brown to white, giving the façades a different appearance from the predominantly white buildings nearby.

Completion expected in 2030

The hotel and residences continue the longstanding partnership between Swire Properties and Mandarin Oriental on Brickell Key. Swire’s US business has been headquartered in Miami since 1979, with developments including Brickell Key and Brickell City Centre.

The project forms part of Mandarin Oriental’s expanding residential portfolio. The group reports 16 residential properties in operation and another 20 expected to open by 2031, including announced developments in Mexico’s Riviera Maya, Grand Cayman, Puerto Rico and West Palm Beach.

Completion of the Miami hotel and residences is anticipated for 2030.
