A large-scale residential masterplan in Abu Dhabi is being positioned around a familiar idea that continues to take new forms across global real estate. With the launch of Sobha City, Sobha Realty brings its development model into the UAE capital, introducing a project that is framed as a self-contained urban environment rather than a standalone residential scheme.
Set in Al Bahiya along the E10 and E12 corridor, with proximity to Zayed International Airport and Yas Island, the development spans approximately 38 million square feet (msf). The initial phase covers around 8msf of land area. The project marks the developer’s first large-scale residential entry into Abu Dhabi and reflects a shift in focus towards integrated, long-horizon community building within the emirate.

A masterplan structured as a self-contained urban system
Sobha City is conceived as a gated, low-density community designed to operate as a “city within a city”, where residential, social, and civic functions are brought together within a single framework. The masterplan incorporates a mix of waterfront apartments, estate and garden villas, and mansions, addressing a broad residential profile that includes both end users and investors.
The spatial structure places emphasis on proximity and internal connectivity. Schools, healthcare facilities, mosques, and an executive Par-3 golf course designed by Greg Norman Golf Course Design are embedded within the development. A 2km waterfront promenade and an integrated marina introduce a continuous public-facing edge that combines leisure, retail, and social spaces.
This arrangement reflects a planning approach in which essential daily infrastructure is integrated into the residential fabric, reducing reliance on external urban systems and reinforcing the idea of a self-sustained ecosystem.

Low-density planning and landscape as primary components
A defining element of the project lies in its allocation of space. Approximately 60% of the masterplan is dedicated to open and green areas, with more than 50,000 trees and forest-inspired landscapes shaping the overall environment. The development is organised around shaded walkways and pedestrian-first pathways, reinforcing internal mobility and walkability.
An 18km wellness loop runs through the community, linking different zones and establishing a continuous movement corridor. The emphasis on landscape and open space is positioned as a core organising principle rather than a secondary amenity, influencing both layout and daily use patterns within the development.
The design draws from Abu Dhabi’s coastal setting, integrating water, greenery, and built form into a unified spatial experience. The result is a masterplan where landscape and architecture are interdependent elements rather than distinct layers.

Delivery model and long-term development approach
Sobha City is being developed through a vertically integrated model that allows Sobha Realty to retain control over design, engineering, and construction processes. This approach, described by the developer as backward integration, has been a consistent feature across its portfolio in other parts of the UAE.
Each residence is planned with open layouts, high-quality finishes, and technology-enabled systems intended to support long-term usability and performance. The development is also aligned with broader policy directions such as Abu Dhabi Vision 2030, which emphasises economic diversification, infrastructure development, and improvements in liveability.
