
Vinhomes Global Gate Ha Long is a proposed 6,200-hectare development beside Ha Long Bay in Quang Ninh province. Its master plan covers housing, schools, offices, hospitals, cultural venues, mangrove landscapes, golf courses, and a marina.
Vinhomes, a Vietnamese residential property and township developer, has divided the project into six residential districts. More than 2,500ha are allocated to green spaces, water bodies, and mangrove landscapes, alongside transport, public services, commercial areas, and hospitality facilities.
Work has begun on infrastructure and the first phase of low-rise housing. Provincial records refer to an infrastructure commencement notice submitted in October 2025 and a commencement notice for the housing phase in March 2026.
Homes, workplaces, and services across six districts
The residential programme comprises villas, townhouses, shophouses, and high-rise apartments across six major districts. Schools, medical facilities, shops, workplaces, and leisure destinations are also planned.
Education facilities are expected to include Vinschool campuses, an American international school, and Wonder Young Hub, a proposed youth development centre.
Healthcare and later-life accommodation plans include the 14ha Vinmec Cleveland Clinic International Hospital, Vin New Horizon senior living centre, and Golden Residence retirement villas.
A central business district with office towers ranging from 30 to 45 storeys is also proposed. Vinhomes says the offices are intended for domestic and international businesses.
In April 2026, the Quang Ninh Department of Construction confirmed that 2,343 planned homes met the legal conditions for sale or lease-purchase as properties under construction. The official record also reports progress on roads, drainage, water supply, lighting, and fire-safety systems in one part of the site.
High-speed railway under construction to Quang Ninh
Vinhomes Global Gate Ha Long lies along the Hanoi–Hai Phong–Quang Ninh Expressway and next to the planned depot station of the Hanoi–Quang Ninh high-speed railway.
Construction of the 120.2km railway began in April 2026. The double-track electrified line is planned to run from Co Loa Station in Hanoi to Ha Long Station in Tuần Châu, passing through Bắc Ninh and Hải Phòng. Intermediate stations are proposed at Gia Bình, Ninh Xá, and Yên Tử.

Vietnam’s government expects commercial services to begin in 2028. It projects a journey time of 23 minutes between Hanoi and Quang Ninh, compared with more than two hours at present. The opening date and journey time remain forecasts for a railway under construction.
Within the development, Vinhomes plans more than 50km of cycling routes, along with what it describes as green mobility systems and public infrastructure. The developer also proposes using artificial intelligence, Internet of Things (IoT) applications, and data systems in city operations.
Wonder Marina is planned to provide direct access to Ha Long Bay. Vinhomes says the master plan encompasses approximately 200km of coastline.
Water, mangroves, and forest across 2,500 hectares
More than 2,500ha are allocated to green spaces, water bodies, and mangrove landscapes. The plans include 680ha of naturally filtered seawater, the 660ha Globe Ha Long Forest Park, and an 800ha mangrove recreation park.
The project includes a land-reclamation component approved by Quang Ninh provincial authorities in July 2025. In February 2026, Vietnam’s Ministry of Agriculture and Environment approved the appraisal result for the project’s environmental impact assessment. These decisions concern the relevant approval procedures and do not by themselves verify the project’s stated environmental benefits.
Vinhomes says the landscapes are intended to support biodiversity and climate resilience under Vingroup’s ESG++ approach. The stated areas of focus include ecological regeneration, resource efficiency, resilient infrastructure, digital governance, and community wellbeing.
The master plan was prepared in alignment with ISO 37125:2024. The standard provides definitions and methodologies for environmental, social, and governance indicators used by cities.
Entertainment, sport, and hospitality planned at city scale
An 81ha VinWonders destination is expected to include what Vinhomes describes as the world’s largest aquarium park.
Other proposed facilities include a 60,000-seat outdoor waterfront venue, the 3,000-seat Wonder Theatre, and an international convention centre designed for more than 4,500 guests. The plans also include an 18.5ha Vietnamese Cultural and Culinary Village.
The hospitality programme covers internationally managed luxury hotels and resorts, as well as integrated casino facilities. A proposed 950ha golf complex would comprise 12 courses.
Retail plans include Vincom Mega Mall, premium outlet shopping, Vincom Collection retail streets, and separate dining and lifestyle destinations. Vinhomes describes these components as a planned 24-hour retail and dining environment.
A 13.3ha Sports District is proposed alongside a professional sports academy and the cycling network. According to Vinhomes, it will be Vietnam’s first purpose-built district of its kind.
Infrastructure work and construction of the first low-rise housing phase are under way. Many of the public facilities, ecological areas, transport components, and visitor attractions described in the master plan remain proposed.
