
Rivage Bal Harbour is a 25-storey beachfront residential tower located along Collins Avenue in Bal Harbour, Miami. The project includes 56 homes on a 2.67-acre oceanfront site with 200 linear feet of private shoreline.
It is designed by Skidmore, Owings & Merrill (SOM), with interiors by Rottet Studio, a design studio focused on luxury residential and hospitality spaces. The project is being delivered by Related Group, a US real estate developer focused on large residential communities, together with Two Roads Development, a firm active in residential projects across Florida and New York. Homes start from $10m.
Ultra-large residences ranging from three to six bedrooms
The homes are designed as large-scale residences rather than standard apartments. Layouts range from three to six bedrooms, with sizes from approximately 3,300ft2 to over 12,600ft2.
The building includes 15 three-bedroom homes, 30 four-bedroom homes, and eight five-bedroom homes. Several layouts also include additional rooms such as dens, offices, family spaces, or staff quarters, depending on configuration.

Penthouse residences with expanded layouts and private amenities
The upper levels of the building are dedicated to three penthouse types.
The lower penthouse includes six bedrooms, multiple living areas, a wine room, a spa pool, and private elevator access. The bay penthouse features five bedrooms, a fitness studio, and a private pool. The ocean penthouse is the largest residence, spanning 12,603ft2, with additional spaces including a media room, game room, library, fitness studio, outdoor kitchen, and private pool. All penthouses include private elevator entry.
Interiors, terraces, and design specifications
All residences are designed with private elevator access, 10ft ceiling heights, and floor-to-ceiling glazing. Terraces extend up to 12ft in depth and are oriented towards the Atlantic Ocean, Biscayne Bay, or the Miami skyline.
Interior finishes include Sub-Zero and Wolf kitchen appliances, marble and wood surfaces, Dornbracht fixtures, and custom bathroom and wardrobe design by Rottet Studio.

Resort-style amenities and shared spaces
The building includes a range of shared amenities designed for residents.
A two-storey lobby with concierge service forms the main entrance, supported by lounges, a library, a media room, a breakfast bar, and a cocktail lounge.

Outdoor amenities include two pool areas. The sunrise pool faces the ocean and connects to indoor-outdoor fitness spaces, while the sunset pool sits on the opposite side of the site with a bar, cabanas, and courts for pickleball and padel. Food and beverage service is available in both areas.
Wellness and lifestyle facilities include a spa with sauna, hammam, hot and cold plunge pools, and private treatment rooms. A fitness centre and yoga studio face the ocean. Additional facilities include a beach club, VR gaming room, children’s playroom, and bicycle storage.

Location and connectivity
The project is located at 10245 Collins Avenue in Bal Harbour. It is within driving distance of key Miami destinations, including Brickell, Downtown, Wynwood, Miami Beach, and Key Biscayne, typically within 25 to 40 minutes.
Architecture and site planning approach
The tower is shaped around curved floor plates that prioritise views towards the Atlantic Ocean, Biscayne Bay, and the Miami skyline, depending on the unit position. At the upper levels, the building steps back to form larger penthouse volumes with expanded outdoor terraces and additional private living areas.
This vertical composition continues into a staggered profile that distinguishes the upper residences from the tower’s main body. Across the building, layouts are organised to respond directly to orientation, with each residence positioned to capture a specific outlook over the waterfront or the city.

At ground level, the emphasis shifts from tower form to landscape. Arrival is structured through a sequence of gardens, walls, and water elements that guide movement from Collins Avenue towards the residential entrance. Two pavilion structures are also set within the site, accommodating fitness, dining, and entertainment areas.
The wider landscape strategy incorporates native planting and water management systems, designed to mitigate the impact of heat and support environmental resilience. Circulation routes extend through these outdoor areas and beneath the residential volume, connecting different parts of the amenity programme across the site.
