Porsche Design Tower Bangkok brings automotive design thinking into a residential high-rise in the city’s Thonglor district. Developed by Porsche Design in collaboration with Ananda Development, the project centres on integrating vehicles within the architecture itself.

This is expressed through a vertically organised structure anchored by a central core, within which a spiral vehicle ramp is integrated, with floor plates arranged in layered bands of glazing, terraces and recessed volumes. Vehicle access, storage and display are incorporated into this system, shaping a 21-storey tower of 22 duplex and quadplex Sky Villas where circulation and private living are closely aligned.

Location and urban context

The project is located on Sukhumvit 38 in Thonglor, a central district in Bangkok associated with high-end residential and lifestyle developments. The site combines proximity to commercial and leisure destinations with a degree of separation from the main arterial road, allowing for a more private residential setting.

The development is positioned as the first Porsche Design residential tower in Asia and the third globally, following earlier projects in Miami and Stuttgart.

Project scale and residential configuration

The tower rises to 95m across 21 levels and contains 22 residences. Each unit is configured as a duplex or quadplex “Sky Villa”, with floor areas ranging from 525 to 1,135 square metres (5,651–12,217 ft²).

Each residence includes a private swimming pool and is accessed via a private lift that opens directly into the unit. The internal layouts incorporate zones for living, dining, wellness and entertainment, alongside dedicated kitchen spaces with integrated systems and customised appliances.

Layered façade and central spine define the building’s form

The building is organised around a central vertical spine that reads externally as a darker band running through the façade. Around this, the massing is broken into horizontal layers, with deep terraces, recessed glazing and planted edges creating a stepped profile rather than a continuous surface.

This layered composition gives the tower a sectional quality, where each level reads as part of a stacked system rather than a singular volume. The façade is further articulated by operable elements that allow sections of the envelope to open, extending interior spaces outward and reinforcing the relationship between inside and outside.

At podium level, an X-shaped structural element is integrated into a deep horizontal band across the façade. The tapered diagonals span across recessed glazing, giving the base a pronounced depth while the entry level below is set back and visually open.

The geometry is embedded within the façade, forming part of the building’s lower structure and establishing a distinct transition between ground level and the residential volumes above.

The Loop and Passion Spaces: integrating vehicles into residential design

A central aspect of the project is the integration of vehicles into the residential experience.

At the core of the building, a vertical cylindrical void accommodates a central spiral ramp, referred to as “The Loop”, which enables vehicles to move through the structure. The space is formed by a series of concentric layers, with bridges and structural elements spanning across the void and reinforcing its vertical continuity. From above, the system reads as a sequence of nested rings, while at ground level it appears as a continuous ramp that curves through the building.

Lighting integrated along the edges of the ramp emphasises its geometry and guides movement, while openings between levels allow visual connections across the height of the void.

This circulation system connects directly to individual “Passion Spaces”, which function as private garage environments integrated within the residential layout. These spaces accommodate vehicles alongside lounge and display functions, extending the living environment rather than separating it into service areas.

Crown structure defines the tower’s upper edge

At the top of the tower, a lightweight frame extends beyond the building envelope, outlining the roof with a continuous illuminated edge. Supported by slender vertical members, the element sits above the uppermost volume, creating a clear separation between the crown and the stacked layers below.

This perimeter frame reads as a secondary layer above the building, defining its skyline presence without adding mass to the overall form.

Amenities and shared facilities

The development includes shared facilities aligned with high-end residential programmes, including a 25m swimming pool, performance fitness centre, spa facilities, social lounges and business spaces.

Each residence also includes a private pool, reinforcing the distinction between shared amenities and individual living environments.

Interior design and material approach

Interior design is led by Studio F. A. Porsche, with an emphasis on material continuity and integrated elements. The interiors combine stone, timber and metal finishes with built-in furniture and storage systems.

Living spaces are arranged across multiple levels within each unit, with double-height volumes, open-plan layouts and large glazed surfaces framing views of the surrounding city. Kitchens incorporate integrated appliances and concealed systems, maintaining a consistent visual language across spaces.

Development timeline and project milestones

The project was announced in August 2024, with sales commencing shortly after. Construction began in September 2025, and the building is expected to be completed by the end of 2028.

A show suite was introduced in 2025, offering a physical preview of the residential concept through a full-scale simulation of interior spaces and views.
