Okan Tower is a mixed-use high-rise under construction in Downtown Miami, developed by Okan Group and designed by Behar Font & Partners.
Rising to a planned height of around 903ft, the tower includes private residences, a Hilton-branded hotel, short-term stay units and office space. As of early 2026, construction reached the 40th floor, marking a key stage in its progress towards expected completion by 2027.
Okan Construction, the group’s contracting arm, is the general contractor for the Okan Tower, with structural engineering provided by Thornton Tomasetti.

Location in Downtown Miami and access across the city
The tower is located at 555 North Miami Avenue, within the Arts and Entertainment District in Miami. The one-acre site, purchased in 2017 for about $18m, is close to Biscayne Bay and within reach of Brickell, the Flagler district and the wider downtown area.
Public transport connections include the Metromover and Metrorail systems, with links to Miami International Airport. Major highways, the Brightline rail station and PortMiami are also nearby, placing the development within one of the city’s central and connected areas.
Design shaped by a tulip-inspired form

The tower is designed by Behar Font & Partners, with a form derived from a tulip, reflected in its curved upper profile. The façade is planned as a glass curtain wall, articulated with horizontal lines that give the tower a layered appearance.
Balconies extend outward from the façade, opening up views across the city and Biscayne Bay while reinforcing the building’s vertical rhythm.

Internally, the tower is arranged in distinct sections. The Sky Residences occupy the upper floors, with condo-hotel units below, followed by the hotel and office levels. This stacked layout allows different uses to operate within a single structure while maintaining separation between private homes and short-term stays.
Sky Residences and interiors

The uppermost floors of the Okan Tower are dedicated to 163 private homes known as Sky Residences. These are accessed through private lifts and a separate residential entrance, creating a distinct living environment within the tower.
Each residence includes ceiling heights of more than 10ft, floor-to-ceiling glazing and large balconies. Interiors feature European-style cabinetry, engineered stone surfaces, porcelain flooring and custom finishes across living spaces and bathrooms.
Amenities across resident and shared levels

Residents have access to two dedicated amenity floors as well as a rooftop level. Facilities include a pool deck with cabanas, fitness and yoga spaces, a spa with sauna and steam rooms, a wine cellar, a children’s area and a screening room.

The rooftop pool is located on the 70th floor and offers views across Biscayne Bay, Miami Beach and the surrounding skyline. Services such as concierge, housekeeping and maintenance are provided through the building’s connection with Hilton.
Hotel, short-term stay units and office space

Below the residential levels, the tower includes 236 condo-hotel units and a 316-room hotel operated by Hilton Hotels & Resorts. These introduce short-term stay options alongside the private residences.
The lower portion of the building includes office space of approximately 56,000ft2, along with parking and operational areas that support the different uses within the tower.
Structural approach and engineering
The building uses a concrete structural system with shear walls and post-tensioned slabs. Given its height and slender proportions, additional structural elements have been incorporated to maintain stability while limiting wall thickness and preserving usable interior space.
These include outrigger walls and high-strength steel components, allowing for thinner walls and more usable space within the building.

Okan Tower construction progress and financing
Construction has moved through early phases including sitework, excavation, piling and the completion of a large concrete foundation. As of 2026, the tower has reached the 40th floor, marking more than half of its planned height.
The project has secured $200m in C-PACE financing to support systems related to energy use, water efficiency and overall building performance.
Contractors and suppliers
A joint venture of Okan Construction, the group’s contracting arm, and Jacob Companies, is building the Okan Tower, with structural engineering provided by Thornton Tomasetti.
Cemex, a sustainable construction materials company, supplied the concrete for the tower’s foundation. The Moore Group was subcontracted to integrate foundation steel systems. PTE Systems International, a company based in Florida, is supplying post-tension materials for the project.
Power Design is the electrical contractor for the project, while KAR & Larrabee Mechanical Contractors is the HVAC mechanical contractor, and Suntech Plumbing & Mechanical is the plumbing contractor.
