Construction is underway on Liman Estate, a residential development on Baku’s Caspian waterfront designed by Chapman Taylor for PASHA Real Estate Group. The project is planned for completion in 2027.

Located within Crescent Bay on former industrial port land, the scheme comprises 209 apartments in four six-storey buildings and 12 waterfront villas. The architecture uses rounded forms, horizontal proportions and deep terraces to create a closer relationship with the waterfront and surrounding landscape.

Published renderings by CUUB Studio show the buildings set among landscaped gardens, with the Caspian Sea visible beyond the terraces and communal spaces.

Four low-rise buildings shape the waterfront edge

The project takes a different approach from the taller residential developments that define much of Baku’s contemporary waterfront.

Chapman Taylor has arranged the four apartment buildings to address different parts of the site. The east building prioritises views across the Caspian, while the north faces Crescent Bay’s developing urban district. The west addresses both settings, and the south is planned as the most secluded of the four.

Curved façades and lower massing reduce the development’s scale and maintain stronger visual connections with the sea. Terraces extend across the elevations and form part of the living spaces rather than functioning as narrow balconies. Some are designed to accommodate outdoor dining, seating and other residential uses, increasing the amount of private exterior space available to residents.

The curved geometry also changes how the buildings meet the landscape. Rounded edges soften the residential volumes, while planting is used between the buildings to create a more gradual transition between architecture and waterfront. The 12 waterfront villas each measure approximately 10,000ft2.

The 12 villas add a separate form of housing along the water; Chapman Taylor says each will offer approximately 10,000 sq ft of accommodation.

Landscape becomes part of everyday life at Liman Estate

Landscape forms a significant part of the overall scheme. Gardens, outdoor areas and communal spaces are distributed around the four buildings, with planting intended to support both privacy and shared use. The development also includes indoor and outdoor pools, lounge spaces, fitness areas and spa facilities. A private members’ club will provide a restaurant and further facilities for residents.

The lower scale allows the buildings to maintain a more direct relationship with these landscaped areas than would be possible in a taller residential tower.

The waterfront setting is central to the arrangement of the residences.

Large terraces face towards the Caspian, while the curved forms allow views to extend along the coastline as well as directly towards the water. The project is intended to balance proximity to central Baku with a more private residential environment.

The architectural strategy moves away from an all-glass tower expression in favour of softer forms, deeper external spaces and a stronger presence of landscape.

CUUB Studio developed the exterior visualisations for the project. The renderings use wide views, planting and natural coastal light to show how the buildings are intended to sit within the Crescent Bay setting.

Construction of Liman Estate is underway and pre-sales have begun, with completion scheduled for 2027.
