Armani Beach Residences at Palm Jumeirah is an ultra-luxury beachfront residential development in Dubai, being delivered by Arada in partnership with the Armani Group and Armani/Casa Interior Design Studio. The project is located on the outer crescent of Palm Jumeirah, offering panoramic views of the Arabian Gulf and Dubai’s skyline.

The development has been conceived as a design-led residential scheme that integrates architecture with its seafront setting. It is positioned within one of Dubai’s established high-end residential locations and is intended to form a new landmark within the Palm Jumeirah area.

Design collaboration with Tadao Ando and Armani/Casa

The project is designed by Japanese Pritzker Prize-winning architect Tadao Ando, in collaboration with Armani Group and its Armani/Casa Interior Design Studio. The architectural approach reflects Ando’s established design philosophy, focusing on the relationship between built form, natural elements, and spatial experience.

The development incorporates design elements such as controlled use of light and shadow, water features, and an elevated entry sequence that frames views of the surrounding seascape. The scheme aims to create continuity between interior spaces and the external environment.

Residential offering and unit configurations

Armani Beach Residences comprises a limited collection of 57 individually designed homes. The scheme includes a range of configurations, with two, three, four, and five-bedroom residences, as well as penthouses and two presidential suites.

Residences are designed to maximise external views through floor-to-ceiling glazing, expansive terraces, and carefully planned layouts. Interiors are fitted with Armani/Casa finishes across living spaces, kitchens, and bathrooms. Buyers are offered a choice between light and dark interior palettes.

The presidential suites include a range of dedicated spaces such as a courtyard with reflective pool, private gym, libraries, cinema, and a private parking lounge accommodating up to seven vehicles. These units also feature large terraces with infinity pools. Purchasers of penthouses and presidential suites are able to work directly with Armani/Casa on bespoke interior schemes.

Prices for residences start from AED21 million, with unit sizes ranging from approximately 2,926ft2 for two-bedroom homes to larger penthouse and suite configurations.

Amenities and lifestyle infrastructure

The development includes approximately 90,000ft2 of amenities, all designed and furnished by Armani/Casa. Facilities include a residents-only spa, landscaped deck areas, private beach access, a cigar lounge, a compact cinema, a children’s playroom, and multi-purpose function spaces.

These amenities are integrated within the overall architectural design and positioned to complement the seafront setting and residential layout.

Construction progress and contract awards

Construction at Armani Beach Residences began in November 2024 with the award of enabling works covering piling, shoring, excavation, and dewatering. These initial works were completed as part of the first phase of development.

In July 2025, Arada awarded the main construction contract, valued at AED678m, to China Tiesju Civil Engineering, a subsidiary of China Railway Group. The appointment followed the completion of enabling and foundation works.

Construction is currently progressing, with the project moving through its main build phase.

Sales activity and recent transactions

Sales at the development were launched in 2024. A recent transaction announced in March 2026 recorded the sale of a five-bedroom residence for AED92.5m. The unit spans 11,521ft2 and includes a private pool.

The residence was acquired by Francis Ngannou, the Cameroonian former UFC heavyweight champion and professional boxer. The transaction reflects ongoing demand for high-value branded residences in Dubai, particularly within waterfront locations such as Palm Jumeirah.

Development timeline and completion target

The project was initially scheduled for completion by the end of 2026. Following subsequent construction updates and contract awards, the current target for completion is set for 2027.

Arada has indicated that construction is progressing in line with this revised timeline, with the development advancing towards delivery as a fully realised ultra-luxury residential scheme on Palm Jumeirah.
