88 Nairobi is a 150m-tall residential tower under construction in Upper Hill, Nairobi’s commercial district. Developed by Lordship Africa, the 47-storey condominium occupies a site of approximately 0.9 acres at the corner of Bishop’s Road and Fourth Ngong Avenue.
The project offers properties ranging from furnished studios and apartments to sky suites and penthouses. Shared facilities are spread across several floors and cover work, recreation, wellness, dining, and entertainment.
A residential tower in Upper Hill

The site is near government offices, financial institutions, embassies, hospitals, legal practices, and Nairobi’s central business district (CBD). Fourth Ngong Avenue connects it with Ngong Road and surrounding areas of the city.
The CBD is within walking distance, while Wilson Airport is approximately 20 minutes away by car. The 16-hectare Uhuru Park is a five-minute walk from the tower. Nairobi Club, golf courses, and Loreto School are also nearby.
Depending on their position, residences look towards the CBD, State House, the Arboretum, Nairobi Club, and the wider landscape beyond the city. They also have covered balconies or terraces with glass balustrades. Large glazed openings, balconies, and terraces are used throughout the tower.

The specification calls for solar-protective laminated glazing set within powder-coated aluminium window and sliding-door frames. Netted ventilation grilles are also included. Ceiling heights in the sky suites and penthouses range from 3.25 to four metres.
Four residential collections
The apartments are classified into Executive, Executive Plus, Sky Suite, and Penthouse collections. The Executive, Executive Plus, and Sky Suite residences are sold furnished, while penthouse buyers can select their own furniture and style.
Studios and apartments with one, two, or three bedrooms make up the Executive collection. Some two-bedroom properties have a split layout that allows them to be used as a one-bedroom apartment and a separate studio. The homes have fitted kitchens, built-in bedroom storage, and large windows.

Executive Plus apartments are located on floors 34 to 38, with one, two, and three-bedroom layouts. Each has an open living and dining area, a smart kitchen, and full-height glazing.
Four interior schemes are available for the Sky Suites: Sapphire, Diamond, Ruby, and Emerald. The Diamond scheme uses statuary marble, Ruby introduces red quartz and red-veined marble, and Emerald uses granite and green marble. The suites have open-plan social areas, fitted kitchens, built-in storage, baths, and rain showers.

Penthouses occupy the upper levels and have dedicated lifts that open directly into the living areas. Glazing in the principal rooms is approximately 3.5 metres high. Private barbecue decks have either a jacuzzi or swimming pool with a swim jet. Fireplaces, smart kitchens, staff quarters, and heated floors are also specified.
Shared facilities across the tower
Residents’ facilities are located at several levels. Three landscaped gardens are planned. They include the ground-floor Oasis Garden, which has private gazebos and a fire pit, and an active-games garden for badminton and pickleball. A lounge and bar open onto the Oasis Garden.
The project also includes a children’s play area and running track at podium level.
The workspaces consist of a co-working area, meeting rooms, and a business centre. Other services and hospitality spaces include a convenience store, café, restaurant, three bars, laundry room, beauty salon, and staff facilities.

A 150-seat multifunction room can be used for screenings, seminars, private functions, and other events. The building also contains accommodation for housekeepers.
Wellness facilities include a gym, steam room, Turkish bath, sauna, plunge pool, five massage rooms, and a 21-metre heated swimming pool. The main pool deck is on the 34th floor and faces west towards the Ngong Hills and the Great Rift Valley. The 88 Club lounge occupies the floor below.
Professional management services are planned for the building, including the rental of participating residences. Owners will be able to place their apartments in a managed pool for short-term letting, with the operator overseeing bookings and the use of those units.
Building services and parking

Seven high-speed lifts serve the development, one of which is reserved for service use. Electric inverters are specified to keep the lifts operating during power interruptions, and two generators will supply the rest of the building.
Fire precautions consist of two escape staircases, fire lobbies on every floor, smoke detectors, and sprinklers in every room. Refuse rooms will operate under negative pressure. Staff will use a separate entrance linked to changing rooms and a canteen.
The apartments are fitted with heating and air conditioning, wall and floor sound insulation, individual Wi-Fi connections, smart controls, and security entrance doors designed to limit sound and dust. Furnished properties are supplied with kitchens, wardrobes, lighting, curtains, carpets, and international electrical sockets.
Solar-energy systems and grey-water reuse are planned, along with charging points for electric vehicles. Approximately 500 cars can be accommodated, and valet parking will be available. A helipad is also included.
Construction and project team
Lordship Africa, a real estate development company, is developing 88 Nairobi.
Turkish architecture practice MSA Mimarlık prepared the original architectural design and worked on the interiors with İpbüken Architects. Cascade Architecture is the project architect.
OK Interiors is responsible for interior design, led by Kristina Lutchyn. Tower Cost Consultants is providing quantity surveying services, and Norkun Intakes is handling mechanical and electrical engineering.
The main contractor is Nairobi-based Iconica Construction. The company was formerly known as Whitesteid Construction.
