
US-based real estate software developer Yardi has extended its multifamily software with AI agents that can examine video walkthroughs of apartments, identify possible repairs and provide guidance on the work required.
Yardi has introduced the functions through Virtuoso Enterprise, its AI platform for property operators. Other agents assist with rental enquiries, resident communication, employee support and invoice processing.
Video walkthroughs identify repairs
The inspection agents analyse video recorded during unit walkthroughs and identify work that may be needed. They provide repair guidance and suggest relevant items from Yardi Marketplace. This allows an inspection and the resulting repair process to be initiated from the same walkthrough.
Yardi’s maintenance software can also interpret requests from residents, assign work orders and assist with purchasing. The company says Maintenance IQ is used across 3.1 million units and by more than 50,000 maintenance professionals a day.
AI handles renter enquiries and follow-ups
Chat IQ deals with several stages of the letting process. It follows up with prospective renters, schedules tours, assists with applications and sends payment and renewal reminders.
Yardi says its leasing AI agents are in use across 1.7 million units. On its Virtuoso Enterprise product page, the company also reports a 21% increase in the proportion of leads progressing to appointments and a 28% reduction in the time taken to secure an appointment. It does not identify the portfolios or measurement periods behind those two figures.
Virtuoso Assistant is intended for employees using Yardi software. It answers questions and provides guidance within the platform, with queries passed to Yardi’s support team when further help is required.
The company intends to let users build reports, retrieve operational information, carry out tasks and launch specialised agents through the assistant’s chat interface.
Accounting agents process invoices and check leases
Smart AP uses optical character recognition and AI to extract, code and validate information from invoices. Vendors can email invoices to a designated inbox, while accounting teams can upload batches of up to 200 documents. The software flags exceptions for review before an invoice moves to approval and posting.
According to Yardi, multifamily operator KETTLER cut its invoice-processing time by 86% and eliminated 48 hours of manual processing using Smart AP.
Premium agents available with Virtuoso Enterprise can route routine invoices for approval, check leases for charges that may have been missed, identify vendor payment discounts and assist with month-end accounts.
Yardi first launched Virtuoso AI Agents in September 2025. The platform included a collection of pre-built agents and a no-code tool through which clients could create and test their own workflows.
At the launch, Yardi said its agents had reduced financial reporting and reconciliation work from more than 20 hours to under five hours per property at month-end. It also reported daily savings of 15 to 30 minutes per property when agents reviewed work orders and prepared purchase orders overnight.
