Villa Avatea sells for AED 220 million in one of Dubai’s biggest home deals of 2026

The AED 220 million ($60m) sale of Villa Avatea placed the World Islands home among a small group of Dubai residences registered above AED 200 million in the first quarter of 2026.

Dubai-based ultra-luxury property developer Amali Properties closed the transaction in March. The company released full details of the sale in August, five months after it appeared in Dubai property transaction data.

The seven-bedroom residence spans 35,764ft2 on a 58,081ft2 waterfront plot. It is the only villa of its type within the Amali Island project.

Dubai recorded several AED 200 million-plus home sales

Dubai Land Department transaction data shows that the upper end of the market produced several sales of a similar or greater scale during the first quarter.

Two apartments at Aman Residences Dubai were registered for AED 422 million and AED 356 million in March. The larger of the two spans approximately 31,200ft2 and was sold for about AED 13,525 per ft2.

An off-plan villa at Jumeirah Asora Bay in La Mer sold for AED 350 million, while a residence at The Alba Residences by Omniyat on Palm Jumeirah was registered for AED 225.97 million in early February. Another apartment at Peninsula Dubai Residences sold for AED 210 million.

Villa Avatea stood among Dubai’s biggest residential sales of the quarter.

Villa Avatea has a basement boat garage

Villa Avatea is arranged across a basement and three upper floors. The basement contains a boat garage with direct access from the water.

The house has saltwater, vitality and lap pools as well as a lazy river. Open-air atriums extend through three levels, while sunken pool beds and retractable platforms are incorporated into the outdoor areas.

A private beach bar, spa, teppanyaki pergola, wellness facilities and entertainment spaces are also included.

Villa Avatea was designed in Amali Island’s Grande architectural style. Elastic, an international architecture and interior design studio, was the architect.

HBA designed the interiors, while landscape architecture practice SquareM Design is responsible for the grounds.

Amali Island is under construction at The World Islands

Amali Island connects Uruguay and São Paulo, two islands within Dubai’s World Islands development. It extends across approximately 1.2 million ft2 and contains 24 villas in seven architectural styles.

The homes have up to 50 metres of private beachfront and access to private berths, allowing owners to reach the island by boat.

Construction began in October 2024. Amali Properties awarded an AED 700 million main works and interior fit-out contract to Dutco Construction, a UAE-based building and civil-engineering contractor, in late 2025. Dutco had already been appointed as the project’s marine works contractor in 2024.
