Viceroy enters Texas branded residences market with 146-home Austin project

Austin-based real estate developer Pearlstone Partners has partnered with global luxury hospitality company Viceroy Hotels & Residences to introduce the hospitality group’s first branded residences in Texas.

Previously known as The Belvedere, the under-construction project has been renamed Viceroy Residences Austin. It is located at 300 Pressler Street, between downtown Austin and Lady Bird Lake.

Sales are scheduled to begin in August 2026, with completion planned for the fourth quarter of 2027.

The development will contain 146 residences in two towers. Prices will start below $1m, with signature penthouses exceeding $6m.

It is the only new-construction luxury condominium near downtown Austin scheduled for delivery over the next two years, says Pearlstone Partners.

“From the beginning, we believed this site represented one of the most compelling opportunities in Austin,” said Bill Knauss, chief executive and founding partner of Pearlstone Partners. “The fact that Viceroy selected it as the brand’s first residential address in Texas reinforces that vision.”

KTGY designs Viceroy Residences Austin

Architecture practice KTGY is designing the development, with Kim Lewis Designs responsible for the interiors.

The homes will have high ceilings, floor-to-ceiling windows, kitchens with natural stone worktops, designer tiles, and Thermador appliances, as well as mudrooms, storage areas, and spa-inspired bathrooms.

Buyers will be offered three interior palettes, named Tranquil, Twilight, and Trailhead. Inspired by Austin’s landscape, the schemes will incorporate natural materials and organic textures.

The two buildings will surround a central swimming pool with a 75-foot lap lane, poolside lounge, and bar. Other amenities will include a fitness centre and a wellness and recovery spa with cold plunges, infrared and Halo+ red-light therapy, traditional saunas, and treatment rooms.

Plans also provide for owners’ lounges, a sports lounge with a multi-sport simulator, co-working areas, conference rooms, and secure garage parking. Food and beverage venues are planned through culinary partnerships, although further details have not been released.

Development connects to Lady Bird Lake trail

Residents will have direct access to the Butler Hike-and-Bike Trail at Lady Bird Lake. Pearlstone also plans to add a park on the property’s lawn, together with upgraded pavements, dedicated cycleways, and improved public access to the trail.

The development will be within walking distance of the cafés, restaurants, and shops of the nearby Clarksville neighbourhood.

Arash Azarbarzin, chief executive of Viceroy Hotels & Residences, said the location between downtown Austin, Lady Bird Lake, and established residential neighbourhoods as a key reason for the partnership.

Sales will be represented by Christie’s International Real Estate @properties Lone Star from a new gallery at 504 Oakland Avenue.
