Veros expands home valuation model with AI property image analysis

Two homes in the same area may have similar floor areas and bedroom counts but differ considerably in their upkeep. Automated valuation models have struggled to measure that difference consistently across large numbers of properties.

Veros Real Estate Solutions, a US-based firm specialising in property valuation and mortgage risk technology, has introduced VeroVALUE Elite to incorporate property condition into automated home valuations. The model analyses available images alongside sales and market data when estimating a property’s value.

The product builds on the company’s existing VeroVALUE model, which uses data such as property characteristics, local market conditions and recent sales of comparable homes. It adds image-based condition analysis, updated valuation methods and data refreshed every 24 hours.

Property images inform condition scores

VeroVALUE Elite uses Veros’ VeroVISION computer vision technology to assess available property images. This technology enables software to identify and analyse features in photographs.

The results are combined with sales and market evidence to produce the Veros Home Score, a condition measure covering individual rooms and the property as a whole. The model can then estimate the premium or discount for that condition relative to the local market.

Veros said the model can still estimate condition from other market data when recent photographs are unavailable, though with reduced confidence. It can revise the assessment when new images become available.

The company launched VeroVISION as a standalone product in June 2026 and said it would offer the technology as an optional add-on to VeroVALUE and other analytics products. At the time, Veros reported that its Home Score correlated at 93% with condition scores from appraisers, inspectors and other property professionals.

According to the latest announcement, condition adjustments are available for approximately 100 million properties, and condition scores cover 90% of sold properties.

Veros reports gains in valuation accuracy

Veros said its tests showed that VeroVALUE Elite improved nationwide P10 accuracy by more than 3% compared with the existing VeroVALUE model. P10 is the share of estimates within 10% of a benchmark value.

The company reported more than a 5% improvement for homes in poor condition. It also said the model could value more properties in rural areas and other markets with fewer transactions or a wider range of housing types, while improving accuracy in those locations.

Veros did not disclose the sample size or the testing period. The announcement also does not specify whether the reported improvements are relative changes or percentage-point increases.

US rules cover some uses of mortgage AVMs

US quality-control requirements for AVMs used in certain mortgage credit and securitisation decisions took effect in October 2025. Securitisation is the process of pooling mortgages into financial products for sale to investors.

The rules require covered mortgage originators and secondary-market issuers to maintain procedures addressing confidence in valuation estimates, data manipulation, conflicts of interest, random testing and compliance with anti-discrimination laws.

VeroVALUE Elite is available as a standalone, condition-adjusted AVM report. Clients can add a module that includes condition ratings for the property being valued and comparable homes, estimated adjustments, supporting photographs, and information on conditions in the surrounding area.

Veros said the model’s 24-hour refresh cycle provides more up-to-date estimates than traditional weekly valuation updates. Clients can access VeroVALUE Elite via the company’s Offline Match & Append service, the VeroSELECT online interface, or the VeroSELECT application programming interface (API). It is also available via private data sharing on the Snowflake Data Marketplace and via Valligent’s Acuity platform. Existing VeroVALUE API users can receive the model through their current report structure.
