
Tbilisi’s residential market has been drawing increasing attention from international buyers, with prime values continuing to rise and the city’s hospitality and lifestyle offer expanding. Located between Eastern Europe and Asia, it is attracting a different profile of investor than it did a decade ago, with demand gradually moving towards higher-quality residential product.

A new branded high-rise development in Tbilisi is set to bring an internationally recognised real estate brand to Georgia for the first time, marking a shift in the city’s positioning within international real estate markets.
Announced by The Trump Organization in collaboration with a consortium of regional and international partners, Trump Tower Tbilisi is planned as a mixed-use tower rising to approximately 70 storeys. Designed by Gensler, the project is expected to become the tallest building in the country.
Brand’s entry into the Georgian market
The development represents the first Trump-branded project in Georgia, extending a model that combines residential units with retail, dining and lifestyle amenities within a single structure. The tower is planned as part of a wider mixed-use destination, with residential space positioned alongside high-end retail and hospitality components.
The site overlooks Central Park in Tbilisi, with the tower intended to form a focal point within its immediate urban context. The scale and programme align with high-rise mixed-use formats typically seen in established metropolitan centres.
Local and international partners involved in the development
The project is being delivered through a partnership between multiple development and investment groups, including Archi Group, Biograpi Living, The Sapir Organization, Blox Group, and Finvest Georgia.
Archi Group has delivered more than 55 projects in Georgia and remains one of the country’s largest developers by market share. Biograpi Living is backed by INVIA, a diversified business group with operations across energy, retail and real estate. For The Sapir Organization, which has an established portfolio in the US, it is the first international commercial development. Blox Group and Finvest Georgia contribute regional investment and development experience across real estate, hospitality and infrastructure sectors.
