Trump Tower launched as the anchor of $2bn Georgia development

Developers have launched Trump Tower Tbilisi, the first of six towers planned for Downtown Tbilisi, a $2bn mixed-use development beside Central Park in the Georgian capital.

A presentation on 15 September set out how the tower will fit into the wider district, five months after the project was first announced in April. The latest plans show a 62-storey, approximately 280-metre building containing 850 residences.

Archi Group, a Georgian property developer and investment group, and INVIA, a Georgian holding company active in real estate, energy and hospitality, are the principal developers of both the tower and Downtown Tbilisi.

Six towers planned across eight-hectare Tbilisi site

Downtown Tbilisi will occupy eight hectares on Tamarashvili Street in the Saburtalo district. Its six towers will provide approximately 6.4 million sq ft of gross building area.

Residential space will account for 2.7 million sq ft, alongside 500,000ft2 of retail, 450,000ft2 of offices and 450,000ft2 of hotel accommodation. The mix also includes an aparthotel.

Landscaped squares will separate the towers. The podium will contain a retail gallery, restaurants and outdoor dining terraces, with a cinema, co-working space, kindergarten and underground parking also planned.

The developers cite Bal Harbour Shops in Miami as the reference for the retail podium. Shops and restaurants will open onto outdoor spaces facing the neighbouring park.

International architecture and design practice Gensler prepared the Downtown Tbilisi masterplan and designed its principal tower.

Latest Trump Tower plans specify 62 storeys

When the project was announced in April, the partners described Trump Tower Tbilisi as an approximately 70-storey building. The scheme presented in September has 62 storeys and a stated height of 280 metres.

Vertical elements run the full height of the façade. They separate around the panoramic lounge floors before meeting again at the crown. If completed at the proposed height, the tower will become Georgia’s tallest building.

Its 850 residences will range from one to four bedrooms, with penthouses on the upper floors. The homes are specified with floor-to-ceiling glazing, natural stone and oak flooring.

Facilities will include indoor and rooftop swimming pools, landscaped terraces, spa and fitness areas, resident lounges, restaurants and a children’s club. Residents will also have direct access to Central Park.

Project partners, financing and residential sales

Archi and INVIA are developing the tower in collaboration with The Trump Organization, a US real estate and hospitality company whose brand it will carry. The Sapir Organization, a New York property developer, is the co-developer.

Block Stone Capital, Finvest Georgia and Vector Group are also investors in the project. TBC Bank and Bank of Georgia are providing joint credit facilities.

Studio residences start at approximately $290,000, with prices ranging from about $650 to $1,000 per sq ft.

Archi states June 2029 as the scheduled delivery date.
