Construction has started on the $300m Swissôtel Kobuleti Beach Resort, a mixed-use development on Georgia’s Black Sea coast.
The project is being developed by Archi, a Georgian real estate developer, and NEXT, an international developer with a focus on coastal projects, in partnership with Swissôtel, the premium hotel brand that’s part of the Accor hospitality group. The scheme will bring together hotel accommodation, residential units, and leisure facilities across three towers in the coastal town of Kobuleti.
An official groundbreaking ceremony was held to mark the start of construction, concluding with the placement of a symbolic capsule at the site.

Three-tower development to combine hotel and residential uses
The project is located in Kobuleti, a resort town in Georgia’s Adjara region on the Black Sea coast.
It will consist of three interconnected towers, each rising 38 storeys above ground. The central tower will house the Swissôtel hotel, with six floors allocated to hotel accommodation and two floors dedicated to hotel infrastructure. Above these, 29 floors will contain residential apartments.
The two side towers will also rise 38 storeys and sit above a shared underground level.
The wider development will include indoor and outdoor swimming pools, conference facilities, six restaurants, a casino, a 3,000m2 spa and fitness area, a wellness centre, children’s facilities, and public hospitality spaces including a lobby and lounge.

Sail-inspired design draws on Black Sea setting
The architectural concept was developed by Chapman Taylor’s Madrid studio.
The three towers draw inspiration from sails and were conceived in response to the project’s Black Sea setting. The sail motif was also featured during the groundbreaking ceremony through a symbolic installation representing the three-tower composition.

Swissôtel hotel forms part of the wider mixed-use scheme
The development is planned as a combination of hotel accommodation, residential apartments, and investment apartments. Swissôtel will operate the hotel component, while the wider complex will bring together hospitality, residential, wellness, and entertainment facilities across a single waterfront development.
Once completed, the project will combine a Swissôtel-operated hotel, residential apartments, and leisure facilities across a three-tower complex on the Black Sea waterfront in Kobuleti.
