SIRO plans 350 branded homes and its first US hotel in Miami

SIRO Homes Brickel, Miami

SIRO Brickell is planned to bring 350 branded homes and a hotel with up to 180 rooms and suites to Miami’s Brickell district, with an opening targeted for 2030.

Kerzner International, a developer and operator of hotels, resorts and residences, is bringing its fitness and recovery-focused hospitality brand SIRO to Miami with local property investment and development firms 13th Floor Investments and Forse Holdings.

Announced in September 2025, SIRO Brickell will be the brand’s first hotel and branded residential development in the United States.

$45m site acquisition

Kerzner acquired the one-acre development site at 9 SE 6th Street from Swire Properties, a commercial and residential property developer, for $45m. The parcel lies between the Miami River and Brickell City Centre.

Law firm Akerman, which represented Swire in the sale, disclosed the transaction in August 2025. It confirmed that the site forms part of the Brickell City Centre Special Area Plan and that it had previously secured that designation for the parcel.

The redevelopment also involves an existing City of Miami fire station on the property. According to Akerman, the transaction included arrangements allowing the station to relocate temporarily during construction, with a permanent fire station planned as part of the future mixed-use development.

Branded homes with fitness and recovery facilities

The plans combine SIRO Homes with hotel accommodation and dedicated Fitness Lab and Recovery Lab facilities in the same building. The residential concept was first introduced at SIRO Boka Place in Montenegro and includes smart home technology.

Across its hotels, SIRO focuses on fitness, recovery, nutrition, sleep and mindfulness. The concept includes accommodation designed to support sleep, specialised recovery treatments, customisable nutrition and guidance from in-house specialists.

Miami joins a development pipeline that also includes planned SIRO properties in Los Cabos, Riyadh and Tokyo. The brand’s first hotels opened at One Za’abeel in Dubai in February 2024 and Boka Place in Montenegro in May 2025.
