Samsung C&T has unveiled a new residential proposal for Seoul’s Apgujeong District 4, which offers uninterrupted Han River views, large-scale resident amenities, and a landmark architectural design developed in collaboration with Foster + Partners.

The proposal forms part of Samsung C&T’s bid for the Apgujeong District 4 reconstruction project, one of Seoul’s major residential reconstruction projects. Landscape architecture firm PWP, led by Peter Walker, has also joined the project team.

The design aims to maximise river views to all residences through a combination of tower placement, elevated pilotis structures, and panoramic glazing systems. The proposal also incorporates mixed-use public areas, retail and leisure spaces, and a landscaped park intended to strengthen connections between the district and the Han riverbank.

Samsung C&T said the residential layout was determined using Foster + Partners’ view analysis solution, known as CYCLOPS, to secure uninterrupted views of the Han River. The proposal includes pilotis structures rising up to 15 metres in height to maintain sightlines from lower floors.

Samsung C&T also presented what it calls “Round Corner IMAX Windows”, featuring frameless, wide glazing designed to create panoramic 270-degree river views, averaging 20.5 metres per residence.

The apartments are designed with triple-aspect living spaces, generous terraces, and layouts that enhance natural light and cross-ventilation throughout the residences.

The façade has been designed using an “Inside-out Facade” concept, in which terrace structures form part of the building exterior. Cantilevered sections extending up to 4.5 metres outward create subtle shifts in the façade at three-floor intervals.

Public spaces and resident amenities

At the centre of the proposal is a large communal structure named “JEWEL”, designed with a 25-metre column span and a maximum height of 16.5 metres.

The development would include 105 resident amenities, including fitness centres, private golf facilities, and indoor and outdoor swimming pools.

The masterplan has been designed to connect the surrounding urban fabric with the Han Riverfront through a network of green spaces and public areas spread throughout the development.

The project aligns with Seoul Plan 2030, the city’s urban redevelopment framework centred on resident participation in planning and decision-making. The development is also targeting LEED Gold certification.
