OpenSpace secures portfolio-wide deployment with UK housing association L&Q

The growing importance of digital construction records is reshaping how major residential developers manage quality, compliance, and long-term building information. OpenSpace, a visual intelligence platform for the construction industry, has secured a three-year agreement with L&Q, one of the UK’s largest housing associations, to deploy its technology across the organisation’s active development portfolio.

The rollout will support L&Q’s residential development programmes by creating time-stamped visual records throughout construction. The platform will strengthen quality assurance, improve construction information management, and provide evidence to support dispute resolution across projects that the housing association will own and manage long after completion.

L&Q manages more than 105,000 homes and houses around 250,000 people, with developments primarily across London, the south east, and north west of England.

Digital construction records take on greater importance

The deployment reflects the growing role of digital construction records throughout a building’s lifecycle, as developers and long-term owners face increasing information management responsibilities after projects are completed, says L&Q.

Maintaining reliable visual records has become an essential part of documenting construction activity across multiple sites and contractors, the company adds. It also highlighted that requirements introduced under the Building Safety Act 2022 have further increased the need to retain evidence of how Higher-Risk Buildings are constructed throughout their operational life.

The OpenSpace platform will provide continuously updated visual documentation that can be used to support quality assurance processes, answer contractor queries with documented evidence, and improve access to construction information across project teams.

Deployment spans multiple residential developments

L&Q is introducing the platform across several active developments, including schemes in Greenwich, Plumstead, Barking Riverside, three projects in Merton being delivered on behalf of the London Borough of Merton, and its Winsford development.

The technology will be used throughout the construction process, beginning with pre-construction documentation and enabling works before extending through to pre-handover quality inspections.

Across the portfolio, captured imagery will support construction progress documentation, quality assurance, health and safety oversight, contractor dispute resolution, and training for site managers. The visual records are also intended to improve collaboration between site-based and office-based teams by providing a shared view of project progress without requiring frequent site visits.

Future plans include automated progress tracking

Alongside the portfolio-wide deployment, L&Q is exploring OpenSpace’s Progress Tracking capabilities to further automate the monitoring of project delivery across its developments.

For OpenSpace, whose visual intelligence platform is used on construction projects in more than 131 countries, the agreement represents a significant residential deployment in the UK. The company said the adoption reflects wider demand for digital construction information that supports both regulatory compliance and day-to-day project management as developers seek more comprehensive records throughout the building lifecycle.
