ONE Carmel opens sales for 73 luxury estate and trophy residences in Carmel Valley from $6M

ONE Carmel estate residences

Sales have opened at ONE Carmel, an 891-acre private residential community in California’s Carmel Valley, with a limited collection of luxury estate homes and homesites priced from $6 million.

Developed by Carmel Reserve LLC, a luxury residential developer, the project comprises 73 estate parcels, including homesites and built homes, across one of the Monterey Peninsula’s last major residential land offerings.

Located within reach of Silicon Valley, the community offers a coastal setting near one of California’s major technology centres.

The first release includes ten Founders Selection lots and built homes. Set between the Santa Lucia Mountains and the Pacific coastline, the community is planned around architecture, open landscapes, wellness amenities, and the restoration of historic equestrian facilities.

According to the developer, the land was assembled over more than a decade under the leadership of chair Crystal Jiang, founder and chairman of DL Holdings Group based in Hong Kong.

Estate residences designed around Carmel Valley’s landscape

ONE Carmel valley views

The community will comprise 73 estate parcels, ranging from approximately 2.5 to more than 12 acres, with views across Carmel Valley, the Santa Lucia Mountains, and the Pacific Ocean. The large parcels offer flexibility for multi-generational living.

Local architects are collaborating with some of the world’s most notable names in architecture to create the residences, using natural materials such as weathered wood and stone while respecting the surrounding open space.

The community’s clubhouse is listed among the projects of BAR Architects & Interiors and will serve as a central gathering space for residents. The 9,679ft2 facility will include a pool, lounge, kitchen, yoga studio, library, and tearoom, with spaces designed to strengthen connections between indoor areas and the surrounding landscape. SWA Landscape Architects is credited with the clubhouse landscape design.

Shared amenities will include a clubhouse, concierge services, private hiking trails, and wellness facilities.

Bespoke estate homes are available from $15m, while bigger trophy homes start from $25m.

Restoring Carmel’s equestrian heritage through September Ranch

September Ranch, the only public equestrian centre in Monterey County, will be restored as part of the development. The 20-acre facility is set to include indoor and outdoor arenas, dressage facilities, customised training programmes, boarding services, and more than 12 miles of riding trails.

Its historic red barn has also been preserved and restored, with plans for it to host equestrian programmes, art exhibitions, performances, and culinary experiences reflecting Carmel Valley’s artistic heritage.

Advanced connectivity planned for private residences

The development will include advanced fibre infrastructure, providing secure, high-speed connectivity for residents.

The ONE Carmel Foundation will support environmental stewardship, cultural preservation, and equestrian and artistic initiatives across the Monterey Peninsula.

Residents will also be eligible for ONE Place membership, providing access to private clubhouses and hospitality services in Palo Alto, London, Tokyo, Taiwan, and Hong Kong.

Located approximately 75 minutes from Silicon Valley, the community is within Carmel Valley near California’s Pacific coastline.
