
Offerpad, a US-based real estate solutions company that provides cash offers, brokerage and renovation services, has deployed an AI platform to assess prospective sellers and is developing another for the homes it acquires.
SCOUT, its homeowner intake and routing platform, is already being used in the early stages of the transaction. Offerpad said it had contributed to a 200-basis-point improvement in home contracting rates since deployment.
HENRY is being developed for properties acquired by Offerpad. The portfolio intelligence platform will assist with acquisition, renovation, pricing and the eventual sale of homes held by the company.
SCOUT identifies prospective home sellers
SCOUT applies machine learning to Offerpad’s transaction history, homeowner behaviour and current market signals. It identifies people considered more likely to sell and prioritises properties that could suit the company’s purchasing criteria.
Offerpad is also developing an intake form that changes its questions as a homeowner supplies information. Seller responses will be checked against public records, third-party data and Offerpad’s own transaction history before an offer or another service is presented.
The company plans to use SCOUT to direct each homeowner towards an eligible service. Someone whose property falls outside its direct purchasing criteria could be referred to the Cash Offer Marketplace or its brokerage operation instead.
AI-based conversation analysis is already in use at Offerpad’s call centres. It reviews homeowner interactions in near real time, supplies information to advisers and helps managers track customer sentiment and service performance.
Offerpad said AI analytics for market segmentation and pricing were live in all its operating markets.
HENRY targets renovation and portfolio decisions
HENRY will assess each property in relation to Offerpad’s wider housing portfolio. It will combine market data, previous renovation results and capital requirements to guide decisions from acquisition to sale.
Property inspection and renovation estimation tools were in beta when HENRY was announced. Computer-vision models analyse photographs and inspection data to identify possible repairs and calculate likely costs from Offerpad’s earlier renovation work. Wider deployment was targeted for the second quarter of 2026.
Offerpad plans to extend HENRY to renovation scopes, listing prices, holding periods and disposal strategies. These capabilities had not been fully deployed at the time of the announcement.
Offerpad builds on existing valuation technology
Offerpad’s Offercomp engine automatically values more than 100,000 properties a year. It uses hundreds of data points from public records, brokerage transaction histories, third-party providers and the company’s own sources.
The company also uses Citrus Value for pricing and valuation, computer-vision tools for renovation estimates and Helix Go to automate renovation logistics and workflows.
Offerpad operated in more than 1,800 cities and towns at the end of 2025. Its footprint covered 26 metropolitan markets across 17 US states.
Deployment follows fall in home sales
Offerpad reduced home acquisitions during 2025 as conditions in the US residential market weakened. Revenue fell by 38.2% to $567.8m, while the number of homes sold dropped by 41.2% to 1,591.
The average holding period for homes sold reached approximately 175 days in the fourth quarter of 2025.
Offerpad aims to exit 2026 at a run rate of approximately 1,000 transactions per quarter across its services. It also expects to reach positive adjusted EBITDA before the end of the year.
