
MRI Software has launched two products that identify changes across property portfolios, recommend responses and automate the work that follows.
The US-based real estate software provider has added MRI Agora Intelligence and MRI Agora Orchestrator to its existing Agora platform. Both are available to MRI clients worldwide across commercial property, multifamily, residential and social housing, local authorities, facilities management and corporate real estate.
Agora Intelligence monitors leasing, finance and property operations. It prepares daily briefings based on each user’s role, properties and priorities, setting out what has changed, why it changed and what should be done next.
Findings are classified as risks, trends, watches or opportunities and ranked by business impact. Users can inspect the records behind each finding and ask further questions in plain language through Ask Agora.
MRI said each finding is linked to its source data and accompanied by a confidence level and data-completeness score. Existing access permissions determine which records a user can see.
AI agents act on property data
Agora Orchestrator handles the tasks that follow a recommendation. Users can choose agents from a pre-built catalogue and configure them around the organisation’s rules, approval requirements and procedures.
The agents take account of the circumstances surrounding each case. In leasing, for example, the software can treat a tenant who appears hesitant about renewing differently from one who has indicated an intention to remain.
Routine cases can proceed automatically within limits set by the operator. Exceptions are sent to a Review Center, where users can see why a case was flagged and approve, change or redirect the proposed response.
When human judgement is required, the software presents the relevant information and guides the user through the case. Automated actions and human approvals are recorded in a searchable, exportable audit trail.
Completed actions can be written back into MRI systems. MRI also says a dashboard tracks the workflows run by each agent, together with time and outcomes.
The company has identified property accounting as one possible application. MRI says an Orchestrator workflow is designed to reduce month-end close reconciliation time by roughly 50% by gathering and validating data and matching tenant ledgers with the general ledger. It has not published results from a named client deployment supporting the estimate.
Products extend earlier Ask Agora rollout
The new products follow MRI’s earlier expansion of Ask Agora across its software. In October 2025, the company said thousands of real estate professionals were using the tool to question their data in plain language.
MRI said at the time that Ask Agora could draw on information from several sources, understand page content and available actions, perform tasks and retrieve and interpret data. The tool has been added to Agora Intelligence, where users can investigate individual findings without moving to another system. Orchestrator can then perform the recommended work automatically, within the client’s operating rules and approval limits.
According to MRI, Agora can use different AI models depending on the workload while maintaining common security, governance and orchestration controls. Clients can apply their own terminology, operating rules and approval thresholds without separately developing the underlying data structures, validation rules and automation logic.
