
A year after announcing an investment in land in Oman’s Dhofar Governorate, Mira Developments has launched a 9.3-hectare residential and hotel project on the Arabian Sea.
The UAE-based developer plans to build Mira Ocean Estates, which it describes as Oman’s first multi-branded beachfront master-planned community, in the tourism destination of Hawana Salalah.
The project will include 263 homes, a 130-room hotel, private beach access, and several leisure and wellness facilities.

The development will comprise 222 apartments, 21 villas, and 20 townhouses. Trussardi Residences and Richmond Residences will be the first phases released, offering furnished studios and one- and two-bedroom apartments.
Trussardi is an Italian fashion and lifestyle company, while Richmond Residences is associated with British fashion designer John Richmond.
The plans include a resort-style swimming pool, outdoor play areas, a beach club, a medical wellness centre, and a spa.
The developer said residents would have access to concierge, valet, housekeeping, and in-residence dining services.
Mira Developments announced in August 2025 that it was investing in one million sq ft of land in Dhofar for a master-planned project in Salalah.
Timur Mamaikhanov, co-founder and chief executive of Mira Developments, cited the coastline, surrounding landscape, and Salalah’s annual Khareef season when discussing the choice of location.
Project forms part of Hawana Salalah
Hawana Salalah, where Mira Ocean Estates will be built, is a coastal tourism destination developed by Omani developer Muriya.
According to OMRAN Group, Hawana Salalah extends along 7km of coastline and contains 1,100 hotel rooms. The wider destination also has freehold homes, a marina, an aqua park, restaurants, cafés, and water- and land-based leisure facilities.
Muriya is a joint venture between Orascom Development, a developer and operator of integrated tourism destinations, and OMRAN Group, Oman’s state-backed tourism development company. Orascom Development owns 70% of Muriya, while OMRAN Group holds the remaining 30%.
