Land id, a US-based provider of property-mapping and land-analysis technology, has launched a platform that uses artificial intelligence to interpret property data and present its findings on interactive maps.

Called The Land id, the product draws on public records, licensed and contracted sources, and information supplied by users. It assembles this material for a particular address and explains its significance in plain language.

The service covers US properties, ranging from homes and large ranches to multifamily developments. It is intended for real estate agents, investors, owners, developers and property operators.

Property information shown on interactive maps

Users enter an address to retrieve information about the property and its surroundings. This includes parcel data, which can cover boundaries, ownership, zoning, land use and other recorded characteristics of a legally defined parcel of land.

The Land also examines environmental, neighbourhood and regional information. Written explanations appear alongside the relevant map data. The map shows the location and property features covered by each explanation.

Physical and financial property information appears in the same view. Land id says this reduces the need to consult separate sources when researching, presenting or marketing a property.

Users can create property descriptions and shareable maps on the platform. The material can be accessed on phones, tablets and web browsers.

Land id states that the insights can supplement comparative market analyses, which assess a property against similar properties. They can also be used alongside offering memoranda, the documents prepared for prospective buyers or investors, and investor presentations.

Land id Intelligence interprets property data

Land id Intelligence, the company’s proprietary AI engine, uses property and location data, including material uploaded by users, to generate address-specific summaries. It identifies property-relevant information and presents it alongside the corresponding map data.

Sources include data on boundaries, terrain, water, land use, environmental conditions and neighbouring parcels. Users can share the maps and accompanying explanations via a single link.

Steve Roberson, founder of Land id, said property information was widely available but often spread across subscriptions that did not work together. The Land id places that material in a single property record.

Each explanation is accompanied by the underlying map data, enabling users to review the source information while reading the summary.

Product follows expansion of mapping tools

Land id began as MapRight, a property-mapping platform founded in 2014, and adopted its current name in 2023. At the time, the company said the change reflected a broader focus on parcel information and property mapping.

In April 2026, it introduced an owner portfolio search that displays properties linked to an owner’s mailing address. Other additions enabled Pro and Premium subscribers to copy or transfer maps. The company also grouped basemaps and property-data overlays into a single control.

A basemap provides the underlying geographical view, while overlays add information such as property boundaries, terrain, or land use. The AI summaries now appear alongside these maps and property records.

The Land id available across the US

The Land id is available to subscribers on the company’s Pro and Premium plans. Customers on the Basic plan have access for a limited period. Land id is headquartered in Bozeman, Montana, and Austin, Texas. The company says its mapping and property-data products have more than 50,000 paying users across several real estate sectors.
