KODE Labs launches EnerG for real estate utility management

KODE Labs, a developer of smart building and real estate intelligence software, has launched EnerG. This utility management platform tracks energy, water, waste, carbon, and costs across real estate portfolios.

EnerG collects information that may otherwise be held in provider portals, spreadsheets, PDF bills and separate software systems. AI ingests and validates the data, detects anomalies, and supports planning.

KODE Labs developed the platform over the past 12 to 15 months with enterprise clients and partners managing multi-site portfolios. Several global enterprise clients used EnerG before its formal launch.

EnerG combines utility bills, meter data and costs

EnerG can collect information through secure portal connections, file transfers, tenant billing data, third-party integrations and APIs for exchanging data between software systems. AI-assisted optical character recognition can extract information from PDF utility bills.

The data is normalised to show energy, water, carbon and costs across a portfolio. An Alert Centre checks for billing issues such as missing records, overlaps, and duplicates, while maintaining an audit trail.

EnerG also covers budgeting and AI-powered variance analysis against meter data. Users can set decarbonisation targets, manage certifications and compare capital investments with expected returns.

KODE Labs already offered portfolio energy analytics before the launch. Its Building BI Energy Insights dashboard covered electricity consumption, carbon emissions and Energy Use Intensity, a measure of a building’s energy consumption relative to its floor area. It also included energy forecasting and tools for assessing compliance with building emissions regulations.

The company had previously added connections to utility and meter data. A Wattics integration introduced in 2024 combined electricity, water, and gas meter data to monitor consumption and costs.

In 2025, an update to the MeterConnex integration introduced more responsive, near-real-time transfers of metering data. Enersponse added utility, market, and electricity-zone information to support demand response analysis, where electricity use can be adjusted in response to grid or market conditions.

KODE already had portfolio energy management projects

In 2024, TJX Companies selected KODE Labs to provide an Energy Management Information System for its US store network.

TJX chose the platform as part of plans to integrate store-building systems into a central system. KODE said the technology could support remote system management, energy optimisation and the prioritisation and automation of maintenance tasks across the retailer’s US stores.

KODE added that it would support store energy benchmarking in 2025. In its year-end review, the company also said that facilities using its technology had integrated metering, utility data, building automation systems, Internet of Things (IoT) devices and work-order systems.

EnerG extends this work to utility bill ingestion and validation, budgeting, cost analysis, and sustainability reporting.

EnerG links utility data with building operations

EnerG can be used either on its own or alongside KODE OS, the company’s cloud-based smart-building operating system.

KODE OS integrates building management systems, IoT devices and other operational technologies. With EnerG, users can examine utility figures alongside building systems and asset performance.

The platform can also share validated utility information with an organisation’s cloud environment, enterprise data platforms, and sustainability reporting systems. KODE Labs said customers retain ownership of and access to their data.

KODE Labs expands its energy management offering

KODE Labs said its work with enterprise clients had highlighted problems with fragmented utility information as portfolios grew and sustainability requirements tightened. Data spread across separate sources could lead to errors, misaligned budgets and limited visibility into cost and carbon performance.

EnerG provides users with a portfolio-wide view while retaining access to meter readings recorded at regular intervals. When used with KODE OS, users can examine those readings alongside data from systems operating within individual buildings.

Founded in October 2017, KODE Labs has a global team of more than 250 people and provides smart building technology to commercial, enterprise and public-sector organisations.
