Kairoi begins construction on a luxury rental apartment development in Denver

Kairoi Residential, a San Antonio-based multifamily investor, developer, and property manager, has begun construction on a 420-apartment rental project in Denver’s Lower Highlands neighbourhood, known as LoHi.

The luxury mid-rise building will contain studios and one, two, and three-bedroom apartments, alongside a sky pool deck, wellness facilities, workspaces, and resident lounges.

Kairoi is developing the project in partnership with PGIM, the global asset management business of Prudential Financial, and Helaba, a German commercial bank with a real estate financing business.

Former Denver hotel site set for redevelopment

The development is located off Speer Boulevard and Zuni Street. Separate property reports have identified the site as 2777 Zuni Street, where a former Residence Inn has been demolished.

Kairoi reportedly acquired the 3.8-acre hotel property for $38.9 million in late 2025.

Tyler Sibley, principal of Kairoi Development, said the groundbreaking followed nearly a decade of pursuing and planning the project with its design and construction teams.

Sky pool and wellness spas planned

A sky pool deck will provide views of downtown Denver. Plans also include dedicated men’s and women’s health and wellness spas, a 24-hour fitness centre, work-from-home areas, and golf and ski simulators.

Several sky lounges and outdoor social spaces are planned within the development.

PGIM cited LoHi’s walkability and access to employment when discussing its involvement. Soultana Reigle, head of US equity for PGIM’s real estate investment group, said the company was continuing to invest selectively in rental housing in markets where it sees long-term demand.

Helaba said the financing was consistent with its focus on residential property in established urban markets and experienced development partners.

Kairoi has developed or owned more than 57,000 multifamily units since 2002. The company says its new developments total approximately $2.5bn across San Antonio, Dallas, Chicago, Denver, Houston, Miami, Charlotte, and Austin.
