A six-bedroom villa at Jumeirah Golf Estates has reportedly sold off-market for AED 110 million ($30m approximately) after being shown to a client as an example of a fit-out company’s work.
Dubai real estate consultancy BXB Estates, which announced the transaction, said it was the highest residential transaction in the community’s history. The firm also said the price surpassed the previous record of AED 58 million for a completed, ready villa.
Alfie Tabrez, managing partner of BXB Estates, negotiated the deal. The property was not publicly marketed and was already spoken for when the eventual buyer viewed it as a showcase of interior fit-out company BCI Fitout’s workmanship.
The client subsequently expressed an interest in acquiring the residence, prompting private negotiations led by Tabrez.
Villa has more than 21,700 sq ft of built-up space
The residence has 21,714 sq ft of built-up area on a 15,873 sq ft plot. It includes six bedrooms, nine bathrooms, four living lounges, a home office, bar lounge, private cinema, and rooftop terrace.
A separate wellness area houses a gym, sauna, treatment suite, and hairdressing room.
The buyer’s identity and the villa’s location within Jumeirah Golf Estates were not disclosed.
BXB Estates claims a new Jumeirah Golf Estates record
The reported sale price is nearly 90% higher than the previous completed, ready-villa record cited by BXB Estates.
While BXB Estates described the deal as the highest residential transaction in the history of Jumeirah Golf Estates, its announcement did not state when it occurred or provide Dubai Land Department registration details.
Tabrez said properties at this end of the market were rarely advertised, with potential transactions arising through relationships developed over several years.
