
Construction has begun on Janu Al Marjan Island, a 132-room hotel and branded residential development due to open in Ras Al Khaimah, UAE, in 2029.
Marjan, the master developer of Al Marjan Island, and integrated resort operator Wynn Resorts have broken ground on the waterfront project. It is their second joint venture on the island and was first announced in November 2025.
Aman Group, which owns the Janu hospitality brand, will manage and operate the development. Janu opened its first hotel in Tokyo in March 2024.
Residences will range from one to five bedrooms
According to a recent annual filing by Wynn Resorts, the project will include a residential tower and a limited collection of standalone villas alongside the hotel.
The Janu-branded apartments will range from one to five bedrooms. Planned facilities include dining venues, a beach club, and a wellness centre.
Also included are a private beach, marina access, and berthing facilities for vessels, including superyachts.
International architecture and design practice SCDA Architects is designing the hotel and residences.
Project located beside Wynn Al Marjan Island
Janu Al Marjan Island will be built directly beside Wynn Al Marjan Island, a separate integrated resort under construction and scheduled to open in 2027.
Wynn Resorts holds a 40% interest in Island 3 AMI FZ-LLC, the joint venture undertaking the developments with Marjan. The company expects to contribute between $25m and $50m towards Janu Al Marjan Island after taking account of anticipated residence sales and project financing.
Senior representatives of Marjan, Wynn Resorts, Aman Group, and other project stakeholders attended the groundbreaking ceremony.
