A shift in how residential buildings are upgraded is beginning to take shape in Germany, where residential real estate company Vonovia has entered a strategic partnership with NOKERA, a German prefabrication and construction company. The collaboration focuses on applying industrialised construction methods to the refurbishment of existing housing stock, with the aim of accelerating energy-efficient upgrades across large portfolios.
At the centre of the initiative is a move away from conventional, site-led refurbishment towards a model that relocates key construction processes into a controlled manufacturing environment. The approach is being deployed across initial residential projects, offering an early view into how standardisation and scale may be introduced into retrofit programmes.
Prefabricated façade systems and off-site production model

The partnership is structured around the use of prefabricated façade elements that are manufactured off-site and installed on existing buildings. Production takes place at a high-capacity facility in Möckern near Magdeburg, described as the world’s largest production site dedicated to serial construction.
By shifting fabrication away from the construction site, the model introduces a more predictable and standardised process. Façade components are produced under controlled conditions and then transported for rapid installation. This method reduces reliance on extended on-site activity and allows refurbishment works to be completed within significantly shorter timeframes.
The system also aligns planning, manufacturing and installation into a coordinated workflow. Standardised façade solutions are designed to be deployed across multiple buildings, enabling repetition at scale within large housing developments.
Reducing construction timelines and tenant disruption
Installation speed is one of the defining aspects of the model. Entire building façades can be modernised within a matter of days, limiting the duration of on-site works and reducing disruption for residents.
The approach is intended to streamline refurbishment timelines while maintaining consistency in delivery. By concentrating labour and production in an industrial setting, the process minimises variability and allows for more efficient sequencing of works.
Alongside time savings, the method is expected to contribute to reductions in carbon emissions associated with construction activity. The integration of digital processes further supports coordination across different stages of delivery, from design through to installation.
Initial projects in Heidenheim and Langenfeld
The collaboration is already underway in two residential areas in Heidenheim and Langenfeld near Düsseldorf. The initial phase covers approximately 1,000 apartments, providing a testbed for the application of serial modernisation across occupied housing.
Insights from these projects are expected to inform the broader rollout of the model across additional properties within Vonovia’s portfolio. The focus remains on upgrading existing buildings to meet current energy efficiency standards while improving living conditions within residential communities.
The partnership brings together digitalisation, industrial production and standardised construction methods within a single framework, reflecting an operational model aimed at scaling refurbishment efforts across large housing portfolios.
