Four Seasons Private Residences Lake Austin has secured an $870m senior construction loan, marking a major step forward for one of the largest luxury residential developments planned on Lake Austin.
Global real estate services firm JLL, alongside real estate advisory firms Cobalt Equities and Adelaide Real Estate, arranged the financing for Austin Capital Partners and Lincoln Property Company. The loan was provided by TYKO Capital, a commercial real estate investment and private credit platform affiliated with Elliott Investment Management.
The residential community is planned on a 210-acre assemblage at 6509 Bridgepoint Parkway, with nearly a mile of shoreline frontage overlooking Lake Austin. Located opposite Austin Country Club, the site is among the last large undeveloped tracts remaining on the lake.
The project was designed by Handel Architects, with Stantec serving as architect of record. The development will comprise a series of terraced low-rise buildings arranged across the hillside site and connected by a central plaza and shared amenities.
Four Seasons Private Residences Lake Austin will be the brand’s first purely residential private resort, with no hotel component. The community is planned exclusively for homeowners, club members, and their guests.

Phase I to include residences, villa lots, and hospitality-led amenities
The first phase will deliver private residences and 28 villa lots, alongside more than 100,000ft² of amenities reserved for residents.
Plans include a private restaurant operated by chef Daniel Boulud, a 96-seat theatre with a 60ft Samsung Onyx screen, and a 76,000ft² indoor sports club featuring pickleball courts, an indoor tennis court, and golf simulators.
Other facilities will include a 300ft infinity pool overlooking the lake, a lakefront clubhouse, two private marinas with 50 boat slips, and hospitality services associated with the Four Seasons brand.
Lake Austin development advances with construction financing
The site sits approximately 380ft above Lake Austin and offers views across the lake, the surrounding Hill Country, and the Austin skyline.
The financing supports the next phase of a residential-only community that combines branded residences with private club and resort-style amenities.
Austin has remained one of the fastest-growing metropolitan areas in the US in recent years, supported by continued job creation and expansion in the technology sector. The developers cited demand from high-net-worth buyers as a factor supporting the city’s luxury residential market.
Phase I completion targeted for 2029
Austin Capital Partners, an Austin-based real estate developer, and Lincoln Property Company, a US real estate investment, development, and management firm, said they plan to begin vertical construction.
Lincoln Property Company will serve as development manager for the project.
Phase I of Four Seasons Private Residences Lake Austin is scheduled for completion in 2029.
