BNW Developments, a UAE property developer, has signed an agreement with Wyndham Hotels & Resorts to develop the first residential project under Wyndham’s Dolce brand.
Dolce Residences Ras Al Khaimah will be built on Al Marjan Island, with completion scheduled for the fourth quarter of 2028. The development will contain 93 residences and five retail units.
BNW Developments will deliver the project with Wyndham Hotels & Resorts, an international hotel franchising company. It is the second major partnership between the two businesses.
Dolce brand moves into residences
The agreement will take Dolce into standalone branded residences for the first time. Wyndham had disclosed plans for a Dolce residential project in Ras Al Khaimah in May, but details of its size and delivery date were not confirmed at the time.
The latest announcement identifies BNW as the developer and sets out a Q4 2028 handover target. It also confirms that the scheme will be smaller than many of the branded residential projects planned for Al Marjan Island.
The building would be positioned to give its residences views of the surrounding coastal landscape.
Owners will receive one year of Wyndham Rewards Platinum membership, preferred rates across the hotel group’s portfolio, and access to selected member offers.

Ankur Aggarwal, chairman and founder of BNW Developments, said the company intended to combine a boutique residential setting with services associated with the Wyndham brand.
Dimitris Manikis, president for Europe, the Middle East, and Africa at Wyndham Hotels & Resorts, said the agreement would support the company’s expansion into branded residences across the region.
Sheikh Saqr Bin Omar Al Qasimi, chief executive of Marjan Development, the master developer of Al Marjan Island, said the signing showed that international hospitality groups continued to pursue projects in Ras Al Khaimah.
