Plans for Kvarter A, the next phase of Gothenburg’s Centralstaden district, have advanced with the appointment of a design team for the mixed-use scheme.
Swedish railway property company Jernhusen has selected Danish architecture practice 3XN GXN and Swedish landscape architecture studio Mareld to develop the project after a competitive process that attracted 45 national and international teams.
The appointment marks the latest step in the evolution of Centralstaden, an urban district taking shape around Gothenburg Central Station, the new Grand Central station building, and the Västlänken rail project. It is planned to accommodate workplaces, hotels, retail, public spaces, and transport infrastructure as part of the city’s wider expansion plans.

Three buildings planned above a shared podium
Kvarter A is planned as three buildings arranged above a shared multi-level podium. The scheme is expected to include offices, a hotel, restaurants, retail space, services, and public areas within one of the busiest parts of the city.
A publicly accessible west-facing terrace is planned above the podium, while the lower levels are intended to strengthen links between the station precinct and surrounding neighbourhoods.
The proposal by 3XN GXN and Mareld was selected following an assessment by representatives from Jernhusen, the City of Gothenburg, and an independent architect.
The design approach focuses on responding to the site’s movement patterns while bringing together buildings, public spaces, and pedestrian routes within a connected urban setting.
Centralstaden expands around the station area
Kvarter A forms part of the broader Centralstaden programme, which has been under development for more than two decades.
The district is being developed around Gothenburg’s station area and is planned to accommodate a mix of offices, housing, hotels, restaurants, retail, services, cultural uses, and public spaces. The long-term ambition is to create stronger connections between the station, surrounding districts, parks, and waterfront areas.
Construction began on Grand Central and Park Central in 2024. Work on both developments continued through 2025, with ground-floor areas linked to the Västlänken rail project scheduled to open before the buildings reach full completion in 2027.
Kvarter A is expected to help connect the new station facilities with the existing Central Station and the Nils Ericson Terminal, while introducing offices, hospitality, retail, and public uses alongside the transport hub.

First design renderings expected in 2026
The newly appointed team will now work with Jernhusen, alongside the City of Gothenburg and the Västra Götaland Region, to further develop the scheme ahead of a future building permit application.
A building permit submission is currently planned for late 2028.
The first images of the refined proposal are expected later in 2026. Kvarter A forms part of the wider Centralstaden programme, which is expected to continue into the early 2030s.
