
A 50-suite hotel and fully serviced branded residences are planned for Grace Bay in Turks and Caicos, with construction expected to begin in 2027.
Corinthia Group, a hotel and real estate owner, developer and operator, announced the project through a partnership with Carolina Partners, the landowning partner associated with the Cummings family. The residential collection will include beachfront villas, casitas and condominiums. The development is still progressing towards formal planning approval.
The Grace Bay development joins C-REV’s North American project pipeline, which also includes a planned Corinthia hotel and residences in Beverly Hills.
Grace Bay land assembled over 25 years
The partnership follows a lengthy land-assembly process. Karen Cummings, a managing member of Carolina Partners, acquired the first parcel after visiting the islands more than 25 years ago and eventually added neighbouring parcels.
Corinthia describes the resulting site as the last remaining undeveloped beachfront parcel on that stretch of Grace Bay.
Corinthia Real Estate Ventures (C-REV), the group’s real estate development arm, had secured key land rights during 2025, agreed a development framework with the government and submitted the project for outline planning.
Planned facilities include a spa and wellness centre, swimming pools, a beach club, restaurants, retail spaces and padel courts. The architectural concept takes inspiration from the shallow waters of the Caicos Banks, with natural ventilation and connections between indoor and outdoor spaces forming part of the design approach.
Development and construction timeline
C-REV originated the project and will act as its general partner. Its responsibilities cover arranging project financing, developing the concept, overseeing design and construction and managing residential sales. Corinthia Hotels, the group’s hotel management business, will operate the property when completed.
According to Corinthia’s parent company, International Hotel Investments, third-party partners are providing almost all the capital required across its development programme, which includes Turks and Caicos.
Construction is anticipated to start in 2027.
