The Georgian Film Studio is entering a new phase. Real estate developer NEXT has launched Cinema City, a luxury mixed-use development that will restore the landmark 1930s pavilion while introducing a contemporary 16-storey residential tower with 216 private residences. The project will also add a hotel, offices, restaurants, cafés, retail, a cinematography museum, and public spaces on one of central Tbilisi’s most significant redevelopment sites.

Located on the former Georgian Film Studio grounds along David Aghmashenebeli Avenue, Cinema City is the first project in NEXT’s Heritage Series, an initiative dedicated to preserving culturally significant buildings through adaptive redevelopment. The avenue has been one of Tbilisi’s cultural centres since the 19th century, known for its mix of European-inspired architecture and historic landmarks.

Restoring one of Georgia’s cinematic landmarks

The Georgian Film Studio occupies an important place in the country’s cultural history. Established in 1921, it is among the world’s oldest film studios, while the pavilion designed by architect Mikheil Buzoghli between 1927 and 1930 became Georgia’s first professional film pavilion and a recognised example of Georgian Constructivism.

For nearly 80 years, it served as the studio’s principal shooting stage, where films including Keto & Kote and Magdana’s Donkey were produced before production gradually ceased.

Today, the protected pavilion anchors Cinema City’s masterplan. The new residential tower has been designed to complement the historic structure, with lower floors reflecting its tones and textures. The upper levels introduce panoramic glazing, enclosed pavilion-style balconies, and a bronze-toned façade inspired by Georgia’s long tradition of metalworking.

The 16-storey tower will comprise 216 private residences across four layouts: Petite Studio, Maison One, Maison Two, and Grand Maison. Prices start at $206,000 for a Petite Studio, rising to $302,000 for Maison One, $412,000 for Maison Two, and $503,000 for the Grand Maison.

Beyond the residences, Cinema City will include a cinematography museum within the restored pavilion, together with premium co-working space, offices, restaurants, cafés, retail, landscaped public areas, and other supporting amenities. Handover is scheduled for the fourth quarter of 2029.
