Boom launches AI leasing CRM for rental property managers

US-based PropTech company Boom has launched BoomCRM, an AI-powered customer relationship management system that answers calls, qualifies prospective tenants and schedules property tours.

The product connects these early leasing tasks with Boom’s existing tenant-screening technology. Boom developed it over 16 months with property operators already using its screening services.

BoomCRM is intended for property managers working across multifamily, single-family rental and manufactured housing. The last refers to homes built in factories and transported to residential sites.

Connecting leasing with tenant screening

BoomCRM works with BoomScreen, the company’s screening and applicant assessment product. Details gathered during an initial enquiry, including identity verification information, can carry over to the rental application without being entered again. Boom said this also avoids duplicate charges for the same checks.

Launched in January 2025, BoomScreen allows property managers to select screening services and set their own assessment criteria. At launch, it connected with property management systems including Yardi, Entrata, Rent Manager, Rentvine, Buildium and ResMan.

Boom added support for applicants with multiple income sources in February 2026. The system can verify income through connected bank accounts or uploaded documents and include the findings in the applicant’s screening report.

Within BoomCRM, an AI leasing agent can answer questions, check whether a prospective tenant meets an operator’s preliminary requirements and arrange a tour. The applicant can then proceed to formal screening through the same system.

Boom reported that its screening technology is used by more than 400 operators covering over 500,000 homes.

Endeavor Communities principal Ryan Smith said Boom’s AI leasing agent handled close to 200 calls for the company in one month. Around 20% came outside normal working hours, and the system saved staff more than 75 hours, according to Smith.

Earlier use of AI in rental applications

BoomCRM follows the launch of Boom’s Application Support agent in April 2026. That tool monitors rental applications, identifies problems such as identity-check difficulties, and coordinates a response. It records its actions in the applicant’s activity log for staff to review.

The earlier tool helps people after they start an application. BoomCRM covers the period before that, from the first enquiry to qualification and tour booking.

Boom said the CRM uses AI models instead of chatbots based on fixed questions and responses. An open application programming interface, or API, allows data to move between BoomCRM and other systems used by property managers.

BoomCRM forms part of a product suite with BoomScreen and BoomReport. The latter sends residents’ rent-payment records to the three major US credit bureaus.

Managing homes across several locations

The CRM also supports scattered-site portfolios, where rental homes are spread across several locations rather than being contained within a single building or development. One property manager may oversee these homes for several owners across a large area.

BoomCRM includes self-guided viewings, allowing prospective tenants to tour a home without a leasing agent present. For staff-led tours, the scheduling system considers the agent’s home base and travel time between properties.

The launch was announced alongside a $15m Series A funding round led by S3 Ventures. Mischief VC joined existing investors Starting Line VC, Gilgamesh Ventures and Company Ventures.
