BEYOND enters Dubai’s inland growth corridor with a $1.1bn masterplan in City of Arabia

The Yards Masterplan

BEYOND Developments, a UAE-based real estate developer focused on design-led residential communities, has unveiled The Yards, a $1.1bn masterplan in Dubai’s City of Arabia. The launch also includes Arancia Yards, the first residential cluster within the development.

The move marks BEYOND’s entry into an inland development setting in Dubai, extending a portfolio that has so far been concentrated in waterfront and island locations.

The Yards targets large-scale residential delivery

The Yards covers 2.3 million square feet of gross floor area and will deliver 1,560 apartments, ranging from one to three-bedroom units. A 1km green spine sits at the centre of the development, with 70% of the area set aside for open landscape.

The development connects to employment zones, leisure destinations, and transport infrastructure across Dubai.

Arancia Yards launches first residential phase

Arancia Yards comprises 272 residences across three low-rise buildings. The cluster includes one, two, and three-bedroom homes and is organised around a 4,200m2 landscaped sunken garden that serves as a shared open space.

It includes 3,000m2 of rooftop terraces and more than 2,000m2 of retail and food and beverage space at ground level.

City of Arabia and connectivity

City of Arabia, where The Yards is located, is a district in Dubai linked to planned transport infrastructure as part of the city’s wider public transport expansion.

It is around 25 minutes from Dubai International Airport and 38 minutes from Al Maktoum International Airport.

BEYOND Developments’ portfolio includes projects across Palm Jumeirah, Dubai Islands, Dubai Maritime City, as well as developments in Ras Al Khaimah. The Yards adds a new inland masterplanned community to its UAE pipeline.
