
Dubai-based property developer Azizi Developments is entering Sharjah with an $8.1bn mixed-use community containing at least 10,630 homes.
Named Azizi Florence, the project is planned across 30 million sq ft on Sheikh Mohammed Bin Zayed Road and will be Azizi’s first project in the emirate.
The freehold development will comprise 1,130 villas, more than 6,000 townhouses and 3,500 apartments. Plans also cover retail, hospitality, education, leisure and wellness facilities.
Six residential clusters planned around the central park
A 1.7-million-sq-ft central park will be located at the centre of the masterplan. The homes will be divided among six clusters, each with its own park, clubhouse, community centre and landscaped gardens.
Azizi’s project film says all six clusters will open onto the central park. Each will have a private clubhouse with swimming pools and saunas. The developer has stated that the wider community will contain more than 100 amenities.
School, hotel and public spaces included in plans
Non-residential components will include a school, shopping facilities with a cinema and two Friday mosques serving the community, among others.
A five-star boutique hotel with a ballroom is also planned. Outdoor facilities will include sports courts, skate parks, an amphitheatre and an area for weekend markets. Restaurants, food-truck spaces and water features are proposed around the public areas.
The developer opened expressions of interest before holding a pre-launch sales event on 10 September. Three-bedroom townhouses were priced from $515,000, equivalent to $231 per sq ft of sellable area.
Azizi Florence extends developer’s UAE portfolio
Azizi Florence takes the company into Sharjah after a series of projects in Dubai. Its portfolio includes the Azizi Venice master-planned community and Burj Azizi, which the developer says is intended to become the world’s second-tallest skyscraper.
Mirwais Azizi, founder and chairman of Azizi Group, said the announcement was personally significant because Sharjah had been his first home in the UAE more than three decades ago.
