
Arthaus, a 47-storey condominium tower in Philadelphia, has recorded more than $42m in sales since January 2026, including the off-market sale of its first penthouse for $6.62m.
Fourteen transactions have closed, with a further three pending. According to Dranoff Properties, the developer behind Arthaus, the building accounted for 32% of all closed condominium transactions above $1.5m in Philadelphia during the period.
The tower has surpassed $155m in total sales since opening to residents in 2022. Buyers have purchased 62 of its 107 homes, leaving 45 available across eight floor plans.
Full-floor penthouse sells off-market
The 41st-floor penthouse closed in May for $6.62m without being publicly listed.
Extending across the entire floor, the 4,284ft² residence has three bedrooms and four-and-a-half bathrooms. It was purchased by a local buyer relocating from the Philadelphia suburbs.
It was the first of three penthouses at Arthaus to sell. Carl Dranoff, president and chief executive of Dranoff Properties, said the company had held back its penthouse inventory until the building’s wider market value had been established.
Another full-floor penthouse remains available for $7.25m. The 4,378ft² residence occupies the 42nd floor and has three bedrooms, four-and-a-half bathrooms, 11ft ceilings, and 360-degree views of Philadelphia. Its interiors were designed by Philadelphia-based designer Jimmy DeLaurentis.
Arthaus draws buyers from outside the region


Buyers in the first half of 2026 came from Brooklyn, Virginia, Kiawah Island, Cape Cod, and upstate New York.
Arthaus is located at 301 South Broad Street on the Avenue of the Arts and occupies the pilot block of AveArts 2.0, a $150m, multi-year programme to turn South Broad Street into a tree-lined cultural boulevard.
Phase 1A was completed in June 2026. The work directly outside the tower added a landscaped central reservation with native trees and planting, a rainwater-collection cistern, and new lighting. Dranoff Properties said buyers had repeatedly cited the corridor improvements as a factor in their decisions.
Prices start at $1.35m for remaining homes
Arthaus has more than 36,000ft² of resident amenities over two floors, including an indoor lap pool, fitness centre, rooftop community garden and greenhouse, resident lounge with a chef’s kitchen, 24-hour concierge service, and valet parking.
Each home is a corner residence with floor-to-ceiling windows and a private balcony.
Two-bedroom homes with two bathrooms start at $1.35m. Prices for three-bedroom residences with three-and-a-half bathrooms begin at $2.5m.
