Australia’s first Armani/Casa branded private residence has been unveiled, marking the Italian design house’s debut in the country’s luxury residential sector.
Developed by Australian real estate group Lendlease in collaboration with Armani/Casa, the interior design brand founded by Giorgio Armani, the 537m2 Cove Residence occupies the entire 53rd floor as a sub-penthouse within One Circular Quay in Sydney.
One Circular Quay is scheduled for completion later this year and is more than 90% sold.
Design and layout
Designed by Kerry Hill Architects, the residence features interiors by Daniel Goldberg in collaboration with Armani/Casa. The design combines Giorgio Armani’s signature “greige” palette with bespoke furnishings, handcrafted Italian materials, and exclusive finishes.
The residence is organised around four themes that define the Armani/Casa design approach: Art, Fashion, Nature, and The Orient.
Priced between A$60 million and A$70 million, it includes a private lift lobby with direct access, living spaces oriented towards views of the Sydney Opera House, the Harbour Bridge, and Sydney Harbour, a principal suite with a dressing room and spa ensuite, secondary bedrooms, a study, and a terrace.
Ownership includes a private stay at the Armani Hotel Milano and a personalised visit to the Armani/Casa flagship showroom in Milan.
Branded residences continue to expand worldwide
The launch places Sydney alongside New York, Miami, London, and Dubai, where luxury design houses have established branded residential projects. According to Knight Frank’s Global Branded Residence Survey 2025, the number of branded residential developments worldwide is forecast to increase by 59% by 2029.
The Australian project joins Armani/Casa’s portfolio of branded residences in New York, Miami, Dubai, Istanbul, Mexico City, Rio de Janeiro, and Beijing.
The collaboration builds on a long-standing relationship between Lendlease and Armani. In 2009, Lendlease delivered the Armani Hotel Milano within Palazzo on Via Manzoni on behalf of Emaar Hotels & Resorts. Cove Residence marks the partnership’s first residential collaboration in Australia.
