UAE-based property developer Arada has introduced The Gate 6, a new residential building within its Aljada megacommunity in Sharjah, as construction activity continues to scale across the masterplan. The launch follows the award of AED2 billion ($544.5m) in contracts earlier in 2026 to deliver 14 residential buildings, with works on the 220-unit scheme already under way.
Located along the West Boulevard, The Gate 6 adds to the developer’s pipeline at Aljada, a mixed-use destination that spans 24 million ft2 and is designed to accommodate more than 25,000 homes alongside commercial and social infrastructure.
Residential offering integrates smart home features and shared amenities
The Gate 6 comprises one, two, three and four-bedroom apartments, with starting prices set at AED970,000. The payment structure allows buyers to enter with a 5% payment, followed by 30% in instalments over two years and 65% upon completion.
All units are equipped with integrated smart home systems and include European-manufactured appliances such as kitchen cookers, hoods and washer-dryers. The development is designed with access to a mix of indoor and outdoor amenities, including a gym, swimming pools for adults and children, outdoor fitness areas, and recreational facilities such as a playground and table tennis space. Retail, healthcare and dining outlets are also included within the complex.
Strategic location links residential cluster to education and transport networks
Located near the north-western edge of Aljada, The Gate 6 is adjacent to Raffles World Academy, Aljada, a K-12 institution offering both the International Baccalaureate curriculum and a US High School Diploma. The campus, designed to accommodate up to 2,000 students, is scheduled to open for the 2026–2027 academic year.
The wider Aljada development is located within proximity to key transport corridors including Sheikh Mohammed bin Zayed Road and Al Dhaid Road, as well as Sharjah International Airport. The community currently houses around 20,000 residents and integrates retail, hospitality, office, sports and wellness components within its masterplan.
Sharjah property market records strong early-year transaction volumes
The launch comes against a backdrop of sustained activity in Sharjah’s real estate sector. More than 3,500 transactions valued at AED2.3 billion were recorded in the first two weeks of March 2026. During Ramadan, transaction volumes exceeded 7,000, reaching a total value of AED4.6 billion, marking a 72% increase compared to the same period in 2025.
Arada is currently developing multiple projects, including luxury branded residences such as Armani Residences at Palm Jumeirah, where Cameroonian former UFC heavyweight champion and professional boxer Francis Ngannou recently purchased a unit.
