Real estate technology provider AppFolio lets property managers run workflows from Claude

A property manager using AppFolio’s new beta connector can now ask Claude to inspect portfolio performance, identify a problem and initiate the required work inside AppFolio.

AppFolio, a US-based property management software company, introduced the connector in June 2026. It links Anthropic’s Claude with Realm-X, AppFolio’s artificial intelligence suite for property operations.

Tasks initiated through Claude are handled in AppFolio under the customer’s existing permissions, accounting rules and compliance controls. AppFolio said users would retain visibility and oversight of the actions.

The connector was scheduled to be demonstrated at the National Apartment Association’s Apartmentalize conference in New Orleans from 17 to 19 June. AppFolio also invited customers to apply for early access.

The connector covers work that begins with an examination of property data and leads to a task within the management platform.

An operator could ask Claude to compare occupancy across a portfolio and identify properties with weaker retention. Realm-X could then prepare recommendations or initiate the appropriate work in AppFolio.

Maintenance records could be examined to find delays and prioritise unresolved jobs. In leasing, Claude could review listing performance before Realm-X changes descriptions and republishes the revised listings.

The accounting uses include identifying bank-reconciliation exceptions and possible discrepancies. Operators could work with Claude to prepare the adjustments needed to reconcile the accounts. Portfolio data could also be combined with external market research to produce performance summaries for investors.

This was not AppFolio’s first deployment of Claude. The company was already using Claude models through Amazon Bedrock in Realm-X Messages. The product helps property managers prepare replies using resident histories, maintenance records and policies set by individual operators.

According to an Anthropic case study, the earlier implementation processed more than 500,000 AI-suggested responses. Beta customers reported saving about 11 hours a week on communications, with the system saving an average of 26 seconds per message.

The June connector introduced another way of using the two systems together. Property managers could begin in Claude and direct work into AppFolio, instead of accessing Claude only through an AppFolio product.

AppFolio adds AI agents for accounting and leasing

AppFolio Accounting Performer

AppFolio announced the connector alongside new Realm-X functions for accounting, leasing and resident communications.

The newly announced Accounting Performer imports and codes invoices, routes them to the appropriate approvers and flags mismatches for review. It also supports budgeting, produces forecasts and revises them as conditions change. AppFolio did not state when the product would become generally available.

Leasing Performer, already generally available for email and text enquiries, gained support for multilingual telephone calls. It answers questions, checks available units and schedules tours using current data from AppFolio’s customer relationship management system and calendars.

AppFolio said property managers using Leasing Performer recorded an average increase of more than 35% in booked showings. The product captured up to 55% more after-hours demand that had previously gone unanswered. Showings were scheduled over the telephone in an average of 2.5 minutes.

Resident Messenger Performer also became generally available. It responds to residents using information, policies and rules supplied by the property operator. AppFolio said beta customers used it to resolve one-third of incoming resident enquiries automatically.

Other additions included a utility-setup service within AppFolio’s resident-onboarding product and a mobile application process for affordable housing. The application system was built to accommodate Low-Income Housing Tax Credit, Project-Based Section 8 and local housing programme requirements.

AppFolio reported 22,096 property management customers at the end of 2025. Its platform supports more than eight million managed units.
