$11.5m Amelia Island oceanfront estate in the US heads to auction from $3m

The Amelia Island Oceanfront Estate Florida

An oceanfront estate on Amelia Island in Florida that was previously listed for $11.495m is set to go to online auction with bidding starting at $3m.

Interluxe Auctions, an online marketplace specialising in luxury real estate auctions, will open bidding for the property at 4330 S Fletcher Avenue in Fernandina Beach at 9am EDT on 13 October 2026. A 12% buyer’s premium will be added to the high bid and the buyer will have 45 days to close.

Designed by Amelia Island architect John Cotner, the residence has 8,128ft2 of total space on a 0.81-acre oceanfront site. It has six bedrooms, six full bathrooms and two half bathrooms across four levels connected by a commercial elevator.

Property was completed in 2023

Nassau County Property Appraiser records show that the site was bought for $1.425m in October 2018, when it was recorded as vacant land. The current house is recorded as having been built in 2023.

The county gives the property a preliminary 2026 market value of $6.831m, comprising $1.785m for the land and $5.046m for improvements.

House uses coastal-grade construction

The house uses commercial-grade concrete block and steel construction and rises about 55ft from grade. It has double-paned hurricane windows, Kynar finishes on exterior railings and a stainless-steel coastal generator.

The main level has ceilings of about 14ft, European white oak flooring, Venetian plaster and a Calacatta marble fireplace wall. The kitchen includes Miele appliances and commercial-grade wine refrigeration.

An indoor-outdoor atrium contains a pizza oven, barbecue and additional cooking facilities.

The primary suite is on the main level. Separate guest accommodation has its own entrance, two bedrooms, two full bathrooms, a kitchen and direct pool access. Three further guest suites are on the third floor, with oceanfront balconies and a wet bar.

Outside, the property includes an elevated heated pool and spa overlooking the Atlantic, a pool cabana and an oceanfront lawn.

A private Kebony boardwalk runs for about 330ft to the beach and incorporates several viewing decks. The rooftop has an outdoor fireplace and entertaining area.

The house also has 13-zone heating and cooling, security and multi-camera surveillance systems and whole-house Control4 audio.

Auction set for 13 October

The estate is being offered in cooperation with James Miller of luxury residential property brokerage, ONE Sotheby’s International Realty.

Interluxe lists the property as previously offered at $11.495m, with bidding starting at $3m. The 12% buyer’s premium will be added to the successful bid.

Property previews are scheduled from 09-11 October ahead of the online auction on 13 October.
