Two Chelsea apartments at 551 West 21st Street listed for $28m

Two apartments occupying the entire 17th floor of 551 West 21st Street in New York have gone on sale together for $28m.

Offered as Residence 17AB, the properties cover a combined 8,131ft2. They contain seven bedrooms, seven full bathrooms and two half-bathrooms.

Mark Jovanovic and Scott Hustis of Paradigm Advisory, a New York=based real estate advisory firm, hold the exclusive listing.

Residence 17AB remains divided into two homes

The apartments have not been joined. A buyer could continue using them separately, redesign the floor as one home or live in one and lease the other. The second property could also serve as accommodation for family or guests, according to the agents.

Floor-to-ceiling windows face the Hudson River to the west, the Statue of Liberty to the south, Hudson Yards and Midtown to the north and the Manhattan skyline to the east.

New York home stager Jason Saft furnished the rooms for the sale.

Residence 17A measures 4,271ft2 and contains four bedrooms and four-and-a-half bathrooms. Its 38ft great room overlooks the Hudson River, while a private lift opens into an entrance gallery.

The adjoining Residence 17B spans 3,860ft2. It has three bedrooms, three-and-a-half bathrooms, a private lift entrance, gallery, living room and library.

Foster + Partners designed 44 homes at 551 West 21st Street

Foster + Partners designed the 19-storey building with 44 residences. It was among the first residential projects Norman Foster designed in the US.

The architects took cues from New York’s historic apartment houses. The homes have formal entrance foyers, large reception rooms and separate living and bedroom areas.

Both 17th-floor properties have ceilings of approximately 11ft and oak herringbone floors. Their original fit-out included custom millwork and kitchens made by Italian furniture manufacturer Molteni to Foster + Partners’ designs.

Beyer Blinder Belle, a New York-based architecture practice, was the associate architect. Engineering consultancy Buro Happold handled building services and sustainability, while SR Capital and GTIS Partners developed the property.

A gated drive court leads to the double-height lobby. The building also has a fitness centre, spa, sauna, steam room, residents’ lounge and children’s playroom.
