It is the only completed private home within the 1,900-acre ski-focused development, which operates with limited ownership and restricted access to the surrounding terrain.

Cimarron Mountain Club is a private alpine community with just 13 owners, each with access to a 1,900-acre ski mountain that is not open to the public.

The terrain is accessed by snowcat rather than lift infrastructure, with guided skiing across the mountain. A newly completed 15,000-square-foot private lodge serves as the central shared facility, supporting year-round use of the landscape.

Set along the Cimarron River corridor in the San Juan Mountains, Hideaway Creek Cabin occupies a 35-acre site at around 10,000ft.

Construction is based on structural insulated panel systems, with high-performance walls and ceilings designed for thermal efficiency in extreme seasonal conditions. The residence is supported by solar power with propane generator backup, along with remote monitoring systems for energy and utilities.

Connectivity is provided via Starlink, with infrastructure in place for future fibre-optic installation. Additional resilience features include wildfire mitigation measures across the property, incorporating cleared buffer zones and dedicated water access.

A separate bunkhouse structure adds auxiliary accommodation and utility space, incorporating timber elements sourced from the site itself.

The property is located within the broader San Juan Mountain range, with proximity to river corridors, alpine hiking routes, and outdoor recreation terrain. Nearby mountain towns include Ouray and Telluride, along with regional natural landmarks such as Black Canyon of the Gunnison National Park and Blue Mesa Reservoir.

The listing is being handled through Concierge Auctions in cooperation with luxury real estate brokerage Compass, with bidding set to open on 14 July and concluding with a live auction on 28 July at Sotheby’s New York.
