In March, a clear concentration emerged at the very top end of the United States residential market. Seven of the ten most expensive home sales recorded during the month were located along coastal Florida, according to data from Redfin. The highest-value transaction was a $170m waterfront estate on Indian Creek Island, acquired by Mark Zuckerberg and Priscilla Chan. The property, located at 7 Indian Creek Island Road, also set a record as the most expensive home ever sold in Miami-Dade County.

The remaining top-tier transactions extended beyond Florida, with two properties in California and one in Tennessee. Among them was a Beverly Hills estate formerly owned by Tom Cruise, which sold for $47m.

Coastal Florida accounted for the majority of the most expensive residential transactions during the month. Alongside the $170m sale on Indian Creek Island, a modern mansion in Manalapan achieved $51.2m, making it the second-highest sale in March. Additional high-value transactions were recorded across Palm Beach, Surfside, Miami Beach, and Golden Beach, each exceeding $30m.

All ten of the most expensive home sales in March were above the $30m threshold. Outside Florida, the Beverly Hills transaction and a $32.5m sale in Atherton, California, represented the state’s presence within the top tier. A Tennessee ranch in Franklin, which sold for $35m, was the only non-coastal property in the ranking.

How March’s transactions compare with the year’s highest-value deals

The $170m Indian Creek Island transaction stands as the highest-value residential sale recorded in the US so far in 2026. Other leading transactions this year include properties in Manalapan, New York City, and Naples, with values ranging from $46m to $68.3m.

New York City appears multiple times within the year-to-date ranking, including transactions at 70 Vestry Street, 8 East 62nd Street, and a penthouse at 432 Park Avenue. Florida also features prominently, with sales in Manalapan and Naples among the highest recorded this year.

What the March sales indicate about the locations of ultra-high-value transactions

The March data reflects a concentration of high-value residential activity within a limited number of coastal locations. Seven of the ten most expensive transactions took place within Florida’s coastal markets, with the remainder distributed across California and Tennessee.

Properties within this segment of the market include waterfront estates, large residential compounds and high-value penthouses, with transaction values consistently exceeding $30m. The distribution of these sales during March provides a snapshot of where the highest-value transactions were recorded within the US residential market during the period.
