Naples, Florida, has largely grown as a low-rise city, with daily life built around driving. Luxury housing is typically spread across waterfront villas and gated communities. A 15-storey residential project now under construction at the intersection of Fifth Avenue South and Davis Boulevard introduces high-rise living into the downtown core. It brings a high-rise housing into the centre of downtown, within immediate reach of the city’s established dining, retail and cultural areas.

Avra at Metropolitan Naples comprises 56 residences within a single tower. The project sits within a broader mixed-use setting, placing housing alongside existing commercial and lifestyle functions. Residents are within walking distance of central amenities, while remaining close to the Gulf of Mexico coastline.

The site is located at a junction that connects some of the city’s most active streets. Fifth Avenue South is known for its concentration of restaurants, boutiques and galleries, while nearby venues and public spaces contribute to a steady flow of activity throughout the day.

The location allows daily routines to be carried out within a relatively compact area. Access to beaches, golf courses and boating remains part of the wider appeal of Naples, but the project’s placement shifts the focus towards the downtown core.

Building details and residential layout

The building rises to 15 storeys and includes 56 residences, with two, three and four-bedroom layouts. Interior sizes range from approximately 1,890ft2 to more than 6,300ft2.

The homes are designed with open-plan living areas, large terraces and full-height glazing that frames views towards the Gulf of Mexico, Naples Bay and the surrounding city.

Kitchens include integrated appliances and fitted cabinetry, while interiors use porcelain flooring and detailed finishes. Each residence is allocated two secured parking spaces positioned above flood guideline levels.

Amenities and connection to the surrounding district

Amenities are arranged across the upper and mid-level floors. A rooftop pool is provided at the top of the tower, alongside a fitness centre and yoga studio. On the fifth floor, shared spaces include indoor lounges, landscaped outdoor areas, and facilities designed for small gatherings.

Avra is intended to operate as part of a mixed-use district rather than as an isolated building. Housing, dining, retail and leisure functions are concentrated within a walkable area, allowing residents to move between them without relying on longer trips across the city.

Construction is ongoing, with the tower now visible on the downtown skyline. Occupancy is scheduled for fall 2026. Residences are priced from approximately $2 million, with larger units exceeding $7 million.
