
Fifth Dimension, a property investment technology company, has won the 2026 BIP Global Innovation & PropTech Award in the AI & Data Innovation category and Data Unification subcategory. Data unification without replacing existing systems
Fifth Dimension connects with systems including Yardi, Dealpath and SharePoint and can process spreadsheets, data rooms and PDFs. These systems remain in place, so clients do not need to create another property database. The platform makes their structured records and unstructured documents available for combined analysis while retaining the context of the source material.
Fifth Dimension says the platform can be deployed in two weeks and configured around an organisation’s investment criteria, business rules and internal templates. A lease term or financing obligation can be considered alongside the figures, forecasts and portfolio records that depend on it.
Information gathered during transactions and portfolio reviews remains available to new employees, who can access the history behind an asset or investment decision without relying on colleagues to explain it.

Investment memorandum drafting time reduced to 30 minutes
Ellie uses the connected information for deal screening, underwriting, investment committee memoranda, portfolio variance monitoring and risk identification. Records used during the initial deal assessment remain available for investment committee review and subsequent asset management.
According to Google Cloud, investment memorandum drafting that previously took days or weeks can be completed in about 30 minutes using the platform. The system can process hundreds or thousands of documents from a single deal, allowing material from a large data room to inform the initial analysis.
The time-saving includes more than finding documents. The platform also extracts, compares and organises the information needed for the memorandum, which the investment team can then review against the original documents.
Gemini processes large document sets, while Claude is used for data extraction and more detailed analytical work. Both operate through Google Cloud’s Vertex AI, alongside proprietary models that Fifth Dimension says are trained for real-estate workflows.
BXP executives have also reported efficiency gains and reduced reliance on external providers in selected accounting workflows.
Accuracy tests and audit trails support institutional use

Fifth Dimension cites the records that support its outputs and maintains audit trails for actions and results. Analysts can check a conclusion against the relevant lease, financial record, or other source before using it in an investment or portfolio decision.
A Fifth Dimension study conducted with a large asset owner assessed 1,729 scanned PDFs assoc/iated with 112 assets in the US and UK. The records covered 15 years and included office, retail, industrial and logistics properties.
Ellie extracted 176 data points into standardised Excel and JSON templates. Fifth Dimension reported accuracy of 98.49%, compared with an estimated 93.10% for the human benchmark. The review also identified errors in the benchmark involving lease terms, rent reviews, addresses and applicable legislation.
APEX-Embedding-7B, developed by Fifth Dimension, was separately evaluated for document retrieval and recorded rank-at-one accuracy of 90.86%; the next-highest model tested recorded 84.6%. This test assessed whether the correct document was retrieved, while the lease study examined whether Ellie extracted the correct information from it.
Google Cloud reports that Fifth Dimension increased its document-processing capacity 50-fold and was handling more than 1 TB of data a month by 2025. Platform engagement tripled during the year, while the infrastructure supported a six-fold increase in international clients.
Google Cloud recorded 99.9% infrastructure reliability for long-running workflows, some lasting between one and three hours. The figure measures infrastructure reliability rather than the accuracy of Ellie’s analysis.
Fifth Dimension holds ISO 27001 certification and a SOC 2 Type II report. The company stores each client’s data in a separate environment, with audit trails covering every action and output.
