Entrata expands Homebody resident app with Cobu’s AI-powered community platform

Entrata, a provider of property management software for the multifamily sector, has enhanced its Homebody resident app by adding Cobu, an AI-driven community engagement platform for multifamily operators.

Cobu’s platform is being embedded within Homebody, giving residents a place to communicate and connect with their community without needing a separate app. Entrata and Cobu say the service can also support resident retention, referrals, and leasing results.

Cobu says it moderates and manages resident engagement through an AI-powered monitoring platform. The service is designed to provide community management without adding to the onsite property teams’ workload.

Cobu joins Homebody’s expanding resident services

Entrata launched Homebody RXP in 2025 as a resident platform covering lease signing, move-in and move-out checklists, rent payments, maintenance requests, amenity bookings, communication with property staff, vehicle and document management, and community events.

Entrata later announced a partnership with Amenify to make services such as home cleaning, handyman work and dog walking available through Homebody RXP.

By October 2025, Entrata said Homebody RXP was fully live and operational across its communities, offering a single app for leasing, day-to-day living, retention and renewals.

Cobu adds its managed community engagement service to the resident app.

Companies report retention and leasing results

Entrata said early results from properties using the Cobu integration showed higher customer satisfaction, improved retention and stronger leasing outcomes.

It cited Cobu communities reporting renewal gains of up to 25%. Cobu also said that more than 70% of residents across its communities engage with the platform each month.

“Resident engagement should translate into measurable leasing outcomes, and now it does, right within the app residents already use,” said Ben Pleat, CEO and co-founder of Cobu.

The companies also link community engagement through Cobu to referral leases, website conversions and Google reviews.

Stephanie Fuhrman, industry strategist and senior vice-president of corporate development at Entrata, said that connection and community were playing a more central role in the resident experience. She cited reported renewal gains among Cobu communities as evidence of the retention benefits Entrata seeks from the integration.

Cobu says its platform is deployed in 39 US states and is trusted by nine of the top 10 NMHC leaders. Entrata, which has provided multifamily property management software since 2003, serves millions of residents across communities worldwide.

Entrata customers can access the Cobu integration through Homebody.
