World’s highest-altitude InterContinental-branded villas planned in Vietnam

A collection of 79 InterContinental-branded villas is planned at an altitude of more than 1,300 metres in Sapa, overlooking the rice terraces and mountains of northern Vietnam’s Muong Hoa Valley.

IHG Hotels & Resorts has announced the residential project with Alphanam Group, a Vietnamese conglomerate involved in property development, construction and hospitality.

The Residences at InterContinental Sapa Resort will occupy approximately 1.75 hectares within Alphora Muong Hoa, an 83-hectare resort complex in Lao Cai Province. Alphanam puts the total investment in the wider development at ₫22tn ($848m).

IHG expects it to become the highest-altitude InterContinental-branded residential villa project in its global portfolio upon completion.

Three villa collections planned for the mountain site

The development will contain two and three-bedroom villas measuring between 75.3m² and 362.4m². The combined built area will be 8,755m².

The properties are divided into three collections. Cloud villas will sit along the valley slope, while the Dream Collection will comprise semi-detached villas on higher ground. The Summit Collection will contain the largest homes, all of which will be detached.

A terraced masterplan follows the changing levels of the mountain site. The villas have been individually positioned and orientated towards the Hoang Lien Son mountains and the rice terraces of Muong Hoa Valley.

Alphanam says the design will use wood, stone, bamboo and handcrafted details, including textiles associated with the area’s Dao, Giay and Mong communities.

Each villa is planned with dual climate control to manage temperature and humidity. Proposed services include multi-layered security, in-villa dining and in-room wellness treatments.

DP Architects and SCSY join the project team

DP Architects is the masterplanning consultant, while SCSY is the architectural consultant. Avalon Interior Design is responsible for the interiors and P Landscape is the landscape-design consultant.

The wider Alphora Muong Hoa consultant team also includes lighting designer ASA Studios, planning and design consultants A79 and S Design, and spa and wellness consultant Lumina Wellbeing.

Muong Hoa Cultural Park Investment, an Alphanam project company, owns the project. InterContinental Hotels & Resorts will manage and operate the residences.

Access to InterContinental resort facilities

The villa owners will have access to dining, wellness, concierge and other services at the adjoining InterContinental Sapa Resort.

The residences and hotel belong to a larger masterplan that incorporates rice terraces, streams and bamboo forest. Proposed shared facilities include a cultural centre, food village, retail outlet, park and spa.

Alphanam is developing other branded hospitality and residential properties within the complex. Sofitel Sapa Hotel & Residences reached its topping-out stage in May 2026, while work started that month on Courtyard by Marriott Sapa and Apartments by Marriott Bonvoy.

InterContinental Sapa resort was signed in 2017

IHG and Alphanam first announced the InterContinental Sapa Resort in 2017. It was then expected to contain 200 rooms and villas and open in 2021. The same announcement covered a 275-room Holiday Inn Resort in Sapa, also scheduled to open in 2021.

Alphanam says the InterContinental hotel and residential component has been designed to meet EDGE standards covering energy efficiency, water conservation and carbon reduction.
